The property
Waldorf Astoria Residences Miami occupies 300 Biscayne Boulevard, at the northwest corner of Biscayne Boulevard and NE 3rd Street in downtown Miami. The tower runs to 100 storeys and 1,049 ft, built as ten stacked cubes, and holds 360 private residences above a five-star Waldorf Astoria hotel of 205 guestrooms and suites. Sieger Suarez Architects is architect of record, Carlos Ott the conceptual designer, and BAMO took the interiors.

PMG leads the development, with Greybrook Realty Partners, Mohari Hospitality, S2 Development and Hilton as partners, and the team secured USD 668 million in construction financing. Hilton's position decides what the brand means here. Hilton supplies the Waldorf Astoria name and hotel management services, holds the hotel through Hilton Management Services, and sits inside the ownership group. The sales material still carries Hilton's standard wording that the residences are not owned, developed or sold by Hilton and that the developer uses the brand under a limited, nonexclusive licence; that is boilerplate covering the condominiums themselves, not a description of the partnership.
Construction has reached the sixth of the ten cubes. The reinforced-concrete superstructure passed the 60th floor in February 2026, advancing at roughly one floor every ten days, with top-out expected late 2026 or early 2027. Completion is targeted for 2028, a date that has moved before, earlier programmes carried 2025 and then 2027, so buyers should treat it as a programme rather than a handover date.
The residential mix opens with fully-finished Junior Suites and runs through one-, two-, three- and four-bedroom private residences to full-floor homes and penthouses. The developer's count is 360 residences (387 also circulates); we use the developer's figure. A size schedule is to be confirmed.
Sales run developer-direct, handled by the developer's in-house residential arm alongside an outside brokerage team, and the property was more than 90 percent sold by December 2025. Around 14 residences are available at present, the lowest asking USD 3,300,000 (the current band rather than an entry price, since the launch put residences from USD 1,000,000) with sizes running from 516 to 6,247 sq ft.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
