The property

EDITION Residences, Miami Edgewater is the first stand-alone EDITION anywhere: a residential tower with no hotel attached, on the bay side of Edgewater. Two Roads Development is building 185 homes across 55 storeys and 649 ft, with architecture by Bernardo Fort-Brescia of Arquitectonica and interiors by Alessandro Munge of Studio Munge. The site runs to about 3.5 acres with roughly 800 linear feet of Biscayne Bay frontage and direct access to the Baywalk.

Plans run from one-bedroom-plus-den layouts through four-bedroom residences, from 1,952 sq ft to approximately 3,860 sq ft. Ceilings reach 10 to 14 ft and terraces run up to 12 ft deep. Three tri-level penthouses sit at the top of the tower, each with a private rooftop pool and garden.

EDITION Hotels manages and operates the building, including more than 45,000 sq ft of amenity space and six guest suites kept for residents' visitors rather than for letting. Owners receive VIP status and preferred rates at hotels across Marriott International's luxury portfolio. The developer's own legal notice is precise about the limits of the arrangement: TRD Biscayne LLC licenses the EDITION name from Marriott International on a limited, non-exclusive and non-sublicensable basis, and the residences are not owned, developed or sold by Marriott or its affiliates.

Prices start at $1.7m and the tower is around 40 percent pre-sold. That entry figure has been steady since the 2022 launch; the per-square-foot and by-type price schedule, the service charge estimate and the deposit schedule are to be confirmed. Nothing is on the open market, sales run developer-direct.

Timing is the open question on this one. Two Roads spent three years in a holdout dispute with owners at Biscayne 21, the 1964 building standing on the site, and paid roughly $50m in September 2026 to buy out the remaining units. Demolition was scheduled for that month, with vertical construction to start soon after. A property that launched on a 2023 start and a mid-to-late 2026 delivery has already slipped about three years, so the 2029 completion in circulation deserves to be read as an estimate, not a date the developer stands behind.

Owning it

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.

How ownership works here

TRD Biscayne LLC uses the EDITION name under a limited, non-exclusive and non-sublicensable licence from Marriott International, which may be terminated or may expire without renewal. The residences are not owned, developed or sold by Marriott International or its affiliates. That disclaimer covers ownership, development and sale. It does not disclaim management, and EDITION Hotels manages and operates the building.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Sales run developer-direct: the tower is around 40 percent pre-sold at prices from $1.7m, and nothing is on the open market. Buyers reach this one through the developer, which is where we introduce them.

What it costs to run

The service charge and HOA estimate, and the deposit schedule, are to be confirmed.

Letting it when you are away

There is no branded rental or rental-management programme, and rental restrictions are to be confirmed. The six guest suites serve residents' visitors rather than a rental pool.

The hotel on site

None. EDITION Residences Edgewater is the brand's first stand-alone residence, built with no hotel on the site, and EDITION Hotels manages and operates the building and its amenity floors.

Completion

The developer fixes no delivery date on the page; 2029 is the working target. The launch plan was a 2023 start and a mid-to-late 2026 delivery, so 2029 reads as a back-calculation rather than a committed date, and this is to be confirmed.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
