The property
Aman Residences, New York occupies the upper floors of the Crown Building, at 730 Fifth Avenue on the corner of 57th Street. OKO Group developed the building. Built in 1921, converted in 2020, standing 26 floors with 22 residential condominiums, Aman's 'just 22 incomparable private homes to own'. Three architects attach to this address and should not be run together: Warren & Wetmore designed the 1921 Crown Building, SLCE Architects are the architects of record on the conversion, and Denniston, the practice led by Jean-Michel Gathy, is the design architect.

Aman New York, the 83-suite hotel that opened in August 2022, sits in the floors below. Residence owners and their guests have a private entrance separate from the hotel, on 56th Street, and owners are invited to join as Founders of the Aman Club at Aman New York, a private members club with a cigar lounge and an adjoining 7,000-square-foot terrace. The homes have up to three fireplaces, Gaggenau kitchen appliances, demisting mirrors, rain and/or steam showers and free-standing soaking bathtubs.
Ownership is condominium, no leasehold or fractional structure applies. Aman lists the address as 'Aman Residences, New York, United States (Resale)', the clearest signal that the brand points buyers at the secondary market. There is no rental, letting or owner-placement arrangement for these residences; anything described as one is to be confirmed before it is relied on.
One residence is on the market at present, Unit 17B, two bedrooms and two and a half bathrooms across 3,668 sq ft, asking USD 20,450,000, or USD 5,575 per square foot, and on the market since December 2024. Unit 18A, a three-bedroom, sold at USD 24,500,000 in December 2025.
Recorded sales in the building run in both directions, and an honest page says so. Unit 23A traded at USD 50,604,750 in March 2024 and again at USD 64,000,000 in July 2024, and Unit 16A at USD 24,342,000 in February 2023 and again at USD 28,000,000 in July 2025. Against those, Unit 16B traded at USD 20,721,225 in August 2024 and again at USD 18,500,000 in January 2026, and Unit 24A at USD 61,578,785 in January 2024 and again at USD 55,000,000 in August 2025. Two second trades below their first. The full table runs from USD 11,156,750 for Unit 15A in September 2022 to USD 135,038,475 for Unit 26A in July 2024, the latter a closed sale rather than anything now on offer.
Aman Residences, New York suits a buyer who would rather read recorded comparables than take a private valuation on trust. The trades here are public, and we would rather hand a client that table than a brochure. The monthly common charges and real estate taxes, the membership terms and fees for the Aman Club, and what is privately for sale beyond the one listed home are to be confirmed. Via Privata is a travel advisory rather than a real estate brokerage, so an introduction here means putting a client in front of the people selling, and nothing further.

How ownership works here
Condominium. Aman lists the address as 'Aman Residences, New York, United States (Resale)', so enquiries are routed to the secondary market; how much of the building, if any, remains with the developer is to be confirmed.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
