Aman Residences, Miami Beach
Aman Residences, Miami Beach attaches 22 homes to one of the brand's most closely watched hotel projects, and almost nothing about the homes themselves sits on the public record.

The property
Aman Residences, Miami Beach occupies a single Mid-Beach site at 3425 Collins Avenue, and the site holds two buildings rather than one. The 1940s Art Deco Versailles Hotel is being restored and kept, and that restored building is where Aman's 56 rooms and suites will sit. The 22 residences sit separately, in a new 18-storey tower raised alongside it.

Kengo Kuma & Associates designed the residence tower, the practice's first residential tower in the United States, with Revuelta Architecture International and RJ Heisenbottle Architects as architects of record. Jean-Michel Gathy of Denniston handled the hotel design. The pairing is unusual for Aman, which more often runs a single design hand across hotel and homes.
OKO Group, Vladislav Doronin's development company, is building the property with Len Blavatnik's Access Industries. Doronin also owns Aman, which makes this an owner-developed project rather than a licensing deal with a third party. Vertical construction began in August 2025; progress since is to be confirmed.
Completion is the property's open question. Aman gives one year and OKO Group gives another, a full year apart, and the project was originally due in 2023. Via Privata gives neither year. The completion date is to be confirmed, and the gap between the brand and its own developer is itself the useful information.
Commercially, everything about these 22 homes is to be confirmed. Price, square footage, unit mix, floor plan, service charge. The residences were fully presold in 2021 and no resale has yet been recorded; the building has not been delivered, so no closing could yet have occurred. Aman's own residences page carries a waitlist rather than an enquiry line, which is consistent with no availability.
Aman Residences, Miami Beach is therefore a watch-list entry rather than an offer. Via Privata tracks the property for the moment a first resale or a developer release surfaces, and registers interest directly with Aman and the developer on behalf of clients who want to be in position when it does.

What is available now
Price is to be confirmed, none has been released by Aman or OKO Group. The homes were fully presold in 2021 and no resale has been recorded; the tower has not been delivered, so no completed sale could yet exist. Aman's residences page carries a waitlist rather than a sales enquiry route. Treat the property as a watch-list entry: the first recorded resale or developer release would be news.

The hotel on site
Aman Miami Beach, 56 rooms and suites inside the restored 1940s Versailles building, with an Aman Club and a 1,860 sqm / 20,000 sq ft Aman Spa. The spa serves the hotel and club rather than being a residents-only facility.
Completion
Aman and OKO Group give different completion years, so the year is to be confirmed. The property was originally scheduled for 2023, so the date has already moved by roughly four years.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
