Faena Miami Beach Penthouse Residences
These penthouses are not a tower beside a hotel. They are the top two floors of the hotel itself, serviced by the house underneath.

The property
Faena Miami Beach Penthouse Residences occupy the 13th and 14th floors of Faena Hotel Miami Beach at 3201 Collins Avenue, in Mid-Beach. The homes are not a licensed building and not a separate address. The hotel below is the operator, and the Faena Management Company runs both the hotel and the wider Faena District Miami Beach around it. Faena has kept that management role through the global venture the brand formed with Accor in January 2021, and the hotel is distributed on Accor's own channels.

Three different Faena products in Miami carry similar names, and buyers conflate them constantly. These penthouses sit inside the hotel. Faena House is a separate condominium two blocks north at 3315 Collins Avenue. Faena Residences Miami is a twin-tower property of 434 homes at 90 SW 3rd Street on the Miami River, developed by Fortune International Group with KAR Properties and designed by Rafael Viñoly Architects. The river property's largest published size, 3,300 sq ft, sits one digit away from the 3,310 sq ft quoted for the hotel penthouses, so anyone comparing figures should confirm which building the page belongs to first.
Faena publishes little about the homes themselves. The residences page gives 862 to 3,310 sq ft for the one- to three-bedroom apartments, plus a duplex penthouse described as 14,000 sq ft of total living space with a chef's kitchen and entertainment rooms. That 14,000 figure includes outdoor space: the interior of the same two-storey apartment is 9,979 sq ft with a further 4,435 sq ft of terraces. Faena's current page counts five bedrooms in the duplex, while the 2016 launch counted six; the bedroom count is to be confirmed rather than picked.
Service reaches these apartments from the hotel rather than from a management company hired by an owners' association. A 2016 launch report set out what ownership carried at the time: in-room spa treatments, housekeeping and turn-down, room service, a resident concierge and a Faena butler on each floor, priority access to the pool and the beach cabanas, a private reservation line across the district's restaurants, theatre and bars, and a two-year membership of Faena Rose, the private members' club. Alan Faena conceived the residences with Baz Luhrmann and Catherine Martin, the pair responsible for the hotel's interiors. Those terms date from 2016 and need confirming in writing before any offer.
Buying here means finding a seller. Nothing was for sale or to rent at the time of writing, and the standing sales enquiry button on Faena's own page is not evidence of inventory. The asking price the top two-storey penthouse carried when it launched in 2016 is nine years old and no guide to what anything costs here now; pricing is on request. We approach the Faena sales office and existing owners directly.

The homes
Named exactly as the developer or the seller's agent names them. Sizes appear only where they are published.
One- to three-bedroom penthouse residences
1–3 bed · 862–3,310 sq ft
One- to three-bedroom homes; the 2016 launch mix ran to four one-bedroom, five two-bedroom and two three-bedroom apartments. The looser multi-bedroom heading used on the brand site is marketing shorthand, not a unit type.
Duplex Penthouse
14,000 sq ft of total living space
The 14,000 sq ft figure counts terraces; the interior of the same two-storey apartment is 9,979 sq ft with 4,435 sq ft of outdoor terrace. Faena's current page describes five bedrooms, while the 2016 launch described six; the count is to be confirmed. A chef's kitchen and dedicated entertainment rooms are published.
Owning it
How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
Ownership is serviced by the hotel below rather than by a manager appointed by an owners' association. At launch in 2016 ownership carried in-room spa treatments, housekeeping and turn-down, room service, a resident concierge and a Faena butler on each floor, with priority access to the hotel pool and beach cabanas and a private reservation line across the district's restaurants, theatre and bars, plus a two-year membership of Faena Rose, the private members' club. Tenure is to be confirmed, the package dates from 2016, and the terms in force today should be confirmed in writing before an offer.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
Nothing was for sale or to rent at the time of writing. Faena's own residences page carries a standing sales enquiry button, which is a contact form rather than inventory. Anyone buying here is most likely buying from an existing owner, so the approach starts with the Faena sales office and with owners directly. Pricing is on request.
What it costs to run
To be confirmed. Faena has not set out a service charge or association fee.
Letting it when you are away
To be confirmed. The building is condo-hotel in character, and third-party operators letting apartments across the district impose six-month minimum terms while stating they are not run by the hotel brand. No mechanism for placing a residence into hotel inventory has been confirmed.

How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
