The property
King Power Mahanakhon rises 314.2 m over 77 floors on Narathiwas Road in Silom, with a total floor area of around 150,000 sqm. Ole Scheeren designed the tower. Pace Development built it, the building completed in 2016 and opened on 29 August 2016, and the King Power group bought the tower in April 2018.

The Ritz-Carlton Residences Bangkok is the name the developer gives the homes, and confirmable ground ends close to there. Ritz-Carlton's current residences directory lists Boston, Estero Bay, Baku, Riviera Nayarit, Hanoi and The Woodlands, and Bangkok does not appear on it. Descriptions of Ritz-Carlton service inside the building date from the launch, and who manages and staffs the residences today is to be confirmed.
The hotel inside the tower is The Standard, Bangkok Mahanakhon, 155 rooms, operated by Standard Hotels, at 114 Narathiwas Road, Silom, Bangrak, Bangkok 10500. A buyer who pictures walking downstairs into a Ritz-Carlton hotel will not find one in the building, and that is the single most important thing to understand about the address. The Mahanakhon SkyWalk observation deck at 314 m sits in the same tower, and BTS Chong Nonsi is about 160 m away.
Ownership at the building is freehold condominium title, with foreign buyers accommodated inside the 49% foreign quota that Thai condominium law applies to every building rather than a term specific to this project. The sale stock runs to two- to five-bedroom homes in simplex and duplex layouts, with built-up areas from 125 sqm to 531 sqm across the two-, three- and four-bedroom homes. One-bedroom homes in the tower appear only on the rental market.
No developer inventory remains at the building. Every home reaching the market is a resale priced by whichever brokerage holds the mandate, and the spread is wide: current asking prices run from THB 40,000,000 to THB 700,000,000, and the median ask sits around THB 421,768 per sqm. For scale against the launch, original pricing ran from approximately 42 to 500 million baht, and a two-floor, 1,500 sqm penthouse sold for 480 million baht in January 2013, figures from 2013, not offers today.
Buyers drawn to this address are generally buying the silhouette, the Silom position and a freehold Bangkok title rather than hotel amenity, and on that basis the tower does what it says. Anyone buying for branded residential service should have it confirmed in writing who runs the residences today and what the common area fee currently is before anyone travels to view. We introduce clients to the brokerage holding a specific home and read the building's own documents first.

Owning it
How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
Ownership is freehold condominium title, with foreign buyers accommodated inside the 49% foreign quota, a rule Thai condominium law applies to every building rather than a term specific to this project. We confirm the tenure on the specific home against the title documents before an offer.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
Every home at The Ritz-Carlton Residences Bangkok comes to market as a resale through Bangkok brokerages, and no developer inventory remains. Current asking prices run from THB 40,000,000 to THB 700,000,000, with the lowest two-bedroom at THB 42,000,000 for 132 sqm. The market moves week to week, the same home can be carried by several brokers, and an asking price is not a transaction price.
What it costs to run
The common area fee is THB 170 per sqm per month. This is to be confirmed.
Letting it when you are away
There is no branded rental or letting programme for the building. Homes in the tower are let privately through Bangkok brokerages.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
