Aman Residences, Nai Lert Bangkok

Aman Residences, Nai Lert Bangkok sits on the upper floors of a 36-storey tower inside a century-old private park in Pathum Wan, and how the homes are held is the first thing to be confirmed.

The property

Aman Residences, Nai Lert Bangkok occupies the upper levels of a 36-storey building at 1 Soi Somkid, Lumphini, Pathum Wan. Nai Lert Park Development Co., Ltd., the Nai Lert family's development company, built the property, and Jean-Michel Gathy of Denniston designed it. Nai Lert Park is a seven-acre green space dating back to 1915, and the estate stands roughly 600 to 650 metres from either Ploen Chit or Chit Lom BTS. Around 6 billion baht, about USD 191 million at the time, went into the development.

Aman Nai Lert Bangkok, the 52-suite hotel in the same building, opened in April 2025, so the operator is on site rather than lending a name. Hotel suites begin at 94 square metres. The building holds a three-storey, 1,500-square-metre Aman Spa with eight treatment rooms, a Banya Spa House, hydrotherapy and Medical Wellness by Hertitude Clinic, and rooms for eating and drinking that include Arva, the 1872 bar, Sesui omakase, Hiori teppanyaki, the Aman Club, the Aman Lounge and a cigar bar. A twelve-metre tree sculpture of 6,000 hand-crafted gold leaves, which darken into black as they ascend, rises through the building, and 3,000 hand-spun wooden tops hang in the lobby in the form of the Thai numeral one when seen from above.

The number of residences in the tower is not a settled figure. Aman's own materials give both 'no more than 34 residences over 18 floors' and '52 spacious suites and 39 branded residences', the launch numbers ran to 42 and 50, and the resale market carries 33, 42 and 50 at different times. Some of Aman's residence copy is also still written in the future tense ('each will offer', 'Most will feature private terraces and 3.2-metre ceilings') more than a year after the tower opened, which is the likeliest reason the figures disagree. We therefore give no unit count for the property, and this is to be confirmed at the point of an offer.

How the homes are held has never been set out in one authoritative place. The resale market describes the tenure as leasehold in some places and freehold in others, the original Aman and Nai Lert partnership was structured as a long-term leasehold, and Aman itself states no tenure. Thailand's framework permits either route in principle (a registered lease capped at 30 years, or freehold within the 49 per cent foreign quota of a condominium's registered floor area) so the answer cannot be inferred. A buyer needs the tenure, the term if there is one, and the transfer mechanics in writing from the developer before anything else is discussed, and that is the first document we ask for.

Everything on the market is resale, and we know of no unsold developer stock. Current asking prices run from THB 82,500,000 for a one-bedroom of 127 square metres to THB 162,000,000 for a two-bedroom of 337 square metres, which works out at THB 480,712 per square metre. A three-bedroom of 373 square metres is asked at THB 199,000,000, and a further home is on the market at a price on request. Ask us and we will tell you who holds each of them.

Aman Residences, Nai Lert Bangkok suits a buyer who wants a Bangkok home run by the operator in the same building and is buying the land and the brand rather than an income. Nai Lert Park is the argument in favour: seven private acres in the embassy district, held by one family since 1915, cannot be reproduced nearby, and a client can stay in the hotel before committing to anything. The arguments against are shallow resale depth, a handful of homes on the market at any one time, and the two questions that have to be to be confirmed, tenure and service charge. Via Privata introduces clients to the seller's side directly and holds no listing on this building.

How ownership works here

How these homes are held has never been set out in one authoritative place. The resale market describes the tenure as leasehold in some places and freehold in others, the original Aman and Nai Lert partnership was structured as a long-term leasehold, and Aman itself states no tenure. Thailand's framework permits either route in principle (a registered lease capped at 30 years, or freehold within the 49 per cent foreign quota of a condominium's registered floor area) so the answer comes only from the developer's own documents, to be confirmed before an offer.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Everything on the market is resale, and we know of no unsold developer stock. Asking prices run from THB 82,500,000 for a one-bedroom to THB 162,000,000 for a two-bedroom, a three-bedroom is asked at THB 199,000,000, and a further home is on the market at a price on request. Three or four homes at a time is the normal depth here.

What it costs to run

No service charge, common-area maintenance fee or sinking fund has been fixed in writing for the property, by Aman, by the developer or on the resale market. This is to be confirmed.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
