Four Seasons Private Residences Bangkok at Chao Phraya River
Four Seasons Private Residences Bangkok at Chao Phraya River is a completed riverside tower on royal-estate land, and the lease behind it is the part of the deal that needs a lawyer's reading before anything else.

The property
Four Seasons Private Residences Bangkok at Chao Phraya River stands at 300 Charoen Krung Road in Yannawa, Sathon, on the river's eastern bank. The tower rises 299.5 m (983 ft) over 73 floors, built from 2015 to 2019. Country Group Development PCL developed the property, Hamiltons International designed the building, and the interiors are by BAMO Inc and PIA Interior Co.

The residences share a 33-rai Crown Property Bureau estate with Four Seasons Hotel Bangkok at Chao Phraya River and with Capella Bangkok; the underlying Crown Property Bureau lease was restructured in 2021. Owners have a Residents Amenity Club, Sky Lounge and Bar, Sky Pool, Wine Room, Private Dining Room, Screening Room, Teen Lounge, Music Studio, Sky Fitness and Yoga Studio, and a Sky BBQ Terrace. Beyond that list we describe no residence service, because none is set out in writing.
Ownership is leasehold on Crown Property Bureau land. The length of that lease is where the record falls apart: the terms quoted on the resale market contradict one another, marketing material gives a longer figure again, and the only legal document on the estate lease states no duration at all. We give no lease term for that reason, and the term recorded on the title instrument warrants a Thai lawyer's reading before any offer is made.
At the time of writing nine residences are for sale, five of them with an asking price (THB 33,000,000 for 117.9 sqm, THB 34,500,000 for 104.1 sqm, THB 35,000,000 for 129.2 sqm, THB 56,900,000 for 116 sqm and THB 83,000,000 for 137.8 sqm) and a three-bedroom of 194.15 sqm at THB 99,000,000. The building's history runs from about THB 35 million to THB 230 million, but that describes what has traded, not what is available. Counts of homes for sale vary widely between channels because competing agents carry the same units; we work from the homes themselves.
A buyer suited to this building wants a serviced apartment on the Chao Phraya under a name the whole household already recognises, and is willing to take legal advice on a leasehold over royal-estate land before committing. The spread across near-identical two-bedroom floorplates (THB 33,000,000 to THB 83,000,000) reads as floor level and river aspect setting price more than layout does, which puts unusual weight on unit selection. Three things have to be to be confirmed: the lease term, the service charge, and whether any developer stock remains unsold.

Owning it
How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
Ownership is leasehold on Crown Property Bureau land. We give no lease term, because the terms quoted on the resale market contradict each other and the only legal document on the estate lease states no duration at all. The tenure and its term are checked against the title instrument, read by a Thai lawyer, before an offer.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
Nine residences are for sale at the time of writing, five with an asking price and four on request, the latter including both four-bedrooms of 373.6 sqm, a two-bedroom of 117.4 sqm and a five-bedroom of 499.7 sqm. Counts vary widely between channels because competing agents carry the same units; a higher four-bedroom figure in circulation is off the market and we do not treat it as a guide.
What it costs to run
No service charge has been fixed in writing by the developer or the juristic person, and the per-square-metre and sinking-fund figures in circulation do not reconcile. This is to be confirmed.
Letting it when you are away
There is no owner letting programme run by Four Seasons. Residences in the building are let privately through independent agents, and what the lease and the juristic person permit on letting is to be confirmed.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
