The property
The Residences at Mandarin Oriental, Bangkok occupy a tower on the Thonburi bank of the Chao Phraya, at Khlong Ton Sai in Khlong San, inside the ICONSIAM complex and near BTS Krung Thon Buri. The tower rises 272 metres over 52 floors with 146 residences, completed in 2018. Magnolia Quality Development Corporation developed the tower; the wider ICONSIAM property was a joint venture of Siam Piwat, MQDC and Charoen Pokphand Group.

Ownership is freehold, with foreign buyers accommodated within the 49 per cent limit that Thai statute, the Condominium Act, applies to every condominium in the country; it is not a concession specific to this address and should not be read as one. Whether the foreign quota has room for a particular home is a question we put to the juristic person, with the buyer's lawyer, at the point of offer.
Asking prices run from THB 69,500,000 for a 128.05 sqm two-bedroom home to THB 485,966,287 for the penthouse on floors 51 and 52, THB 687,139.5 per square metre. Between those two ends sit homes of 220, 222, 224, 228, 244, 379.06 and 386.85 sqm asked between THB 129,900,000 and THB 285,000,000, and the spread inside one footprint is wide: 128 sqm homes are asked at THB 70,000,000, at THB 77,000,000 and at THB 85,000,000.
Several things about this building are to be confirmed rather than read off a page. No architect or interior designer is credited for the residences. Service charges are not fixed in writing anywhere current, and a stale number is the one place real damage is done, so this is to be confirmed. Bedroom counts above the two-bedroom type vary home by home on the specific unit.
A buyer here is pricing a specific floor plate rather than a building. Homes of the same size are asked at figures far apart, which points at floor level, aspect and how long a seller has been waiting rather than at any rate per square metre. How many homes are available at any moment cannot be read from the market, where the same home is often carried several times over, so the practical first step is a direct approach to the juristic person and to the sellers' agents, to be confirmed. Via Privata introduces buyers directly.

Owning it
How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
Ownership at The Residences at Mandarin Oriental, Bangkok is freehold, with foreign buyers accommodated within the 49 per cent limit the Thai Condominium Act applies to every condominium in the country, not a benefit particular to this property. How much of the foreign quota remains is a question we put to the juristic person at the point of offer.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
All stock at The Residences at Mandarin Oriental, Bangkok reaches the market as resale, and we know of no developer inventory. Asking prices run from THB 69,500,000 for a 128.05 sqm two-bedroom home to THB 485,966,287 for the penthouse on floors 51 and 52, with homes of 220, 222, 224, 228, 244, 379.06 and 386.85 sqm asked between THB 129,900,000 and THB 285,000,000 in between. The same home is often carried several times over, so we count homes rather than listings.
What it costs to run
The common-area and sinking-fund rates are not fixed in writing anywhere current, and a stale charge is exactly the number a buyer might rely on, so this is to be confirmed.
Letting it when you are away
There is no rental or letting programme for the residences. The hotel oversees management services, which is not a letting arrangement, and no owner places a home into any pool. We give no figure of any kind for rental income.
Who is behind it

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
