Residences at Four Seasons Resort Chiang Mai

Residences at Four Seasons Resort Chiang Mai sits on the resort's grounds at Mae Rim, finished in 2010 and traded so seldom that the asking prices on the portals are one to two years old.

The property

The property runs to 24 residential units at 502, Rim Tai Subdistrict, Mae Rim District, completed in 2010. Four Seasons does not market a residential component here itself. A sub-collection called the Grand Residence Pool Villa, five four-bedroom villas, sits within the estate, with condominium units sold alongside them; how the 24 divides between villas and other stock is to be confirmed.

One point matters more than any other on this project. Chiang Mai does not appear on Four Seasons' own roster of branded residences, which for Thailand names Bangkok at Chao Phraya River and Koh Samui and nothing else. These are villas at a Four Seasons resort, resold through property portals, and we describe them that way rather than as part of the brand's residential programme. Four Seasons' Chiang Mai site adds a second trap. It uses the word residence for a bookable accommodation category alongside pavilions and pool villas, and markets no property for sale anywhere on the page.

The villas that reach the market are four-bedroom, five-bathroom houses of 745 to 755 sqm of built area, and a Grand Residence Pool Villa sits on a land plot of 26,490 sq ft. The design is Lanna-influenced, with curved ceilings, arched windows and gold-leaf detail on doors and shutters; the houses are two-storey, with polished teak floors, an infinity-edge pool, a built-in outdoor jacuzzi and mountain views across rice fields. Shared facilities are hotel-managed (a communal pool, gym, spa, tennis court, 24-hour security, CCTV, parking and a reception lobby) while spa, fitness and yoga at the resort carry an additional cost, so resort access should not be read as included.

Ownership is where this estate needs the most care. Both freehold and leasehold structures exist across the villas, and which applies to which house is to be confirmed; we give no blanket tenure. Running costs are around USD 1,810 a month on the 755 sqm villas and USD 1,790 on the 745 sqm villa. There is no property-wide service charge, sinking fund or management agreement to point to, so the figures are to be confirmed.

What is on the market is thin and slow-moving. Asking prices run from USD 4,440,000 for a 755 sqm villa to USD 4,660,000 for a 745 sqm villa, with villas also asked at THB 148,000,000 and THB 135,000,000, and the Grand Residence Pool Villa from USD 4,600,000. Prices that sit untouched for a year or two say something about turnover, so no single number here should be read as the market. Buyers drawn to this estate tend to know northern Thailand already and want a serviced house with a resort behind it rather than a property that trades often. The tenure, the current asking price, the monthly charge and exactly what resort access an owner has are to be confirmed villa by villa.

Owning it

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.

How ownership works here

Both freehold and leasehold structures exist across the villas, and which applies to which house is to be confirmed. We give no blanket tenure for the estate and establish the structure of a specific house in writing before an introduction goes further.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Asking prices run from USD 4,440,000 for a 755 sqm four-bedroom villa to USD 4,660,000 for a 745 sqm one, with a USD 4,500,000 asking price in between; further villas are asked at THB 148,000,000 and THB 135,000,000, and the Grand Residence Pool Villa from USD 4,600,000. These are asking prices; what a villa here has actually sold for is to be confirmed.

What it costs to run

Around USD 1,810 a month on each of the 755 sqm villas and USD 1,790 on the 745 sqm villa. There is no property-wide service charge to point to; the figure is to be confirmed.

Letting it when you are away

There is no rental programme for the property through Four Seasons or the resort; whether an owner may place a villa with the resort is agreed directly. Shared facilities are hotel-managed, and spa, fitness and yoga at the resort carry an additional cost.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
