The Residences at Dusit Central Park
Dusit Central Park handed its first residences to owners in July 2026, which puts developer stock and first-wave resale on the market at the same moment.

The property
The Residences at Dusit Central Park occupy a single 69-storey tower at 946 Rama IV Road, on the Silom edge of Lumphini Park, split into two tiers under one roof, Dusit Residences on floors 30 to 69 and Dusit Parkside on floors 9 to 28, with 406 residences across the two, 160 above and 246 below. The wider Dusit Central Park development sets the residences alongside the Dusit Thani Bangkok hotel, offices and retail, under a rooftop park of 7 rai, approximately 11,200 sqm.

Vimarn Suriya Company Limited is the project company, and the property is co-developed by Dusit International and Central Pattana, with Dusit Thani Public Company Limited holding the land lease from an institutional landowner. Whether the residences are managed directly by Dusit Thani is to be confirmed. No architect is credited for the building.
Ownership at Dusit Central Park is leasehold rather than freehold: an initial 30-year term registered with the Land Office and a contractual right to a further 30 years, which works out at roughly 59 years and 6 months of remaining life across the two periods as at September 2026. Any description of the project as freehold is wrong. Buyers should take Thai counsel on how the second 30-year period is secured, because the renewal wording is the part of the contract that matters.
Pricing at the building is unsettled, which is what handover does to a property. Resale asking prices run from about THB 17.63M for a 57 sqm one-bedroom to around THB 25M for two-bedrooms and about THB 128M for four-bedrooms, with a single 315 sqm three-bedroom asked at THB 198,000,000, an outlier well above every other figure. Two further resales are on the market, a furnished 144 sqm two-bedroom at THB 62,000,000 and an unfurnished 115 sqm two-bedroom on the 23rd floor at THB 49,000,000, and developer stock includes a two-bedroom Type B8 at THB 67.5M.
Running costs are a common area fee of THB 150 per sqm and a sinking fund of THB 1,200 per sqm, with the period each covers confirmed in the contract. Primary payment terms are a THB 300,000 booking fee, 30 per cent on contract signature and the balance of 70 per cent on completion. Pets are not permitted unless the juristic office approves them.
Dusit Central Park suits a buyer who intends to use the apartment, a Bangkok base on Lumphini Park, 90 m from MRT Si Lom, with a Dusit Thani hotel on the same site. The leasehold term is what to weigh, because a lease with a defined end date behaves differently from freehold on resale, and how the second period is granted has to be read in the contract. Anyone reading the prices above should also note that they are not like-for-like (different tiers, different sizes, furnished and unfurnished) and that a building handed over in July 2026 has no settled resale comparables yet.

The homes
Named exactly as the developer or the seller's agent names them. Sizes appear only where they are published.
Dusit Residences
Two to four bedrooms, plus penthouses bed · 117.14-326.94 sqm
Upper tier, floors 30 to 69. The size range is the tier's two- to four-bedroom range; homes currently marketed run 133.65 to 210.2 sqm. The tier's price range is THB 52.6M to THB 88.6M, a tier-wide range rather than a range of available stock.
Dusit Parkside
One and two bedrooms, Special Units, and a three-bedroom penthouse with maid's room bed · 55-77 sqm one-bedroom; 85-115 sqm two-bedroom
Lower tier, floors 9 to 28. Only the one- and two-bedroom bands are given here, as the tier's overall size range is described inconsistently; a 258 sqm three-bedroom penthouse with maid's room also sits in this tier.
Penthouses, Dusit Residences
approximately 395 sqm each for the six duplexes
Six duplex penthouses of approximately 395 sqm each and a largest penthouse of approximately 800 sqm. No penthouse has an asking price at present.

How ownership works here
Leasehold: an initial 30-year term registered with the Land Office with a contractual right to a further 30 years, roughly 59 years and 6 months of remaining life across the two periods as at September 2026. Dusit Thani Public Company Limited holds the land lease from an institutional landowner. Any description of the project as freehold is wrong.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
Two resales are on the market (a furnished 144 sqm two-bedroom at THB 62,000,000 and an unfurnished 115 sqm two-bedroom on the 23rd floor at THB 49,000,000) and developer stock includes a two-bedroom Type B8 at THB 67.5M. How many homes remain unsold is to be confirmed.
What it costs to run
Common area fee THB 150 per sqm and sinking fund THB 1,200 per sqm across both tiers; the period each figure covers is confirmed in the contract before an offer.
Letting it when you are away
There is no branded rental or rental-pool programme for The Residences at Dusit Central Park. Homes in the tower are let privately, and who manages a letting, and on what terms, is agreed home by home.

How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
