Twinpalms Residences MontAzure
Twinpalms Residences MontAzure offers foreign freehold title under the Thai Condominium Act in a finished building, and beyond that, most of the figures a buyer needs are settled on enquiry rather than in print.

The property
Twinpalms Residences MontAzure occupies a 9.39 rai plot (15,000 sq.m, or about 161,000 sq.ft) at 118/17 Moo 3, Kamala, Kathu, Phuket 83150. There are 73 units in one, two and three bedroom layouts, with unit sizes given as 101.43 to 824.12 sq.m. Those sizes are total areas rather than internal ones, and the gap is wide: the one worked example, unit type F3-2, is 369.62 sqm total against 108.14 sqm internal, the balance being terrace and outdoor space.

Twinpalms Group manages the residences; the developing entity behind the building is to be confirmed. Twinpalms Hotels and Resorts runs four properties in Phuket, Twinpalms Surin Beach Phuket, Twinpalms MontAzure Phuket on Kamala Beach, Twinpalms Tented Camp Phuket, and Twinpalms Treehouses Phuket, opening on 4 December 2026. One further hotel-branded property, MGallery Residences MontAzure under Accor, sits on the same masterplan.
Ownership is the clearest part of the picture. MontAzure offers foreign freehold under the Thai Condominium Act, with freehold ownership for Thai nationals and foreigners alike. Foreign freehold under that Act is the ordinary position for a registered Thai condominium rather than something particular to this building. The value here is that title is straightforward, not that it is unusual.
Availability is to be confirmed on the day of enquiry. MontAzure has marketed the last remaining units with a developer discount of up to THB 1,000,000 and a free furniture package, and has at other points described the project as sold out, so what is left is a question we put to the developer each time. Pricing is on request.
A buyer drawn to this one is buying title and an operator in a finished building. Completion removes construction risk, and Twinpalms runs its own hotels a short distance away on the same masterplan. Set against that: the price, the service charge, the completion year and the developing entity are all to be confirmed. We obtain a written figure with a date on it, and the juristic person's fee schedule, before treating any of it as settled.

Owning it
How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
Foreign freehold under the Thai Condominium Act, with freehold ownership for Thai nationals and foreigners alike. Foreign freehold under that Act is the ordinary position for a registered Thai condominium, not a feature particular to this property.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
Availability is to be confirmed on the day of enquiry: MontAzure has marketed the last remaining units with a developer discount of up to THB 1,000,000 and a free furniture package, and has also described the project as sold out. That incentive is a discount, not a price, and pricing is on request. Any figure for a unit here comes to a buyer in writing, with a date on it.
What it costs to run
To be confirmed. No service charge, common fee or sinking fund figure has been set out for the building.
Letting it when you are away
MontAzure describes a hospitality management programme operated by Twinpalms Group, which owners may place a residence into, with incentives for buyers who participate. The revenue split and terms are to be confirmed, and we publish no return or projection of any kind.
Who is behind it
The hotel on site
Twinpalms MontAzure Phuket, on Kamala Beach, sits on the same MontAzure masterplan; whether the hotel and the residences share a single plot is to be confirmed.
Completion
Complete and ready to move in. The completion year is to be confirmed.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
