Trisara Private Pool Residences

Trisara sells nothing. Every house on the estate changes hands as a resale, and size, price and ownership terms are settled house by house rather than published as a list.

The property

Trisara's residences sit on the estate above Nai Thon, on Phuket's north-western coast, alongside the resort of the same name. Trisara groups them into ten categories by bedroom count (a 2-Bedroom Ocean View Residence, 2- and 3-Bedroom Signature Villas, and Ocean Front Residences of three, four, five, six, seven, nine and ten bedrooms) and names individual houses rather than unit types: Villa No.9, Villa No.20, Villa Indira, Villa Pattama. Sizes, prices and ownership terms are settled per house and are to be confirmed on the one a buyer is looking at.

Read the full picture

The residences were developed and designed by Trisara together with many of the owners, who live all over the world, which is why the estate reads as houses with individual names and individual plans rather than one floorplate repeated down a hillside. Trisara sits within Montara Hospitality Group's portfolio; the original developer and architect of the estate are to be confirmed.

Ownership at Trisara is the hard part, for one plain reason. Houses on the estate are held in different ways (some described as freehold, some as long leasehold, some through a Thai company, some through long leases held by offshore companies) and a freehold interest in Thai land held by a foreign buyer is a legal assertion rather than a listing attribute. We publish no single tenure for Trisara and establish the structure house by house, with the estate and a Thai lawyer, before anyone commits.

Trisara's resale market is thin. At any moment a handful of houses may be for sale, from three-bedroom oceanfront homes to a six-bedroom villa of around 2,400 sqm of built area, and asking prices run into eight figures in US dollars for the largest. The same house is sometimes offered by more than one agent with figures that do not agree, so we confirm the current position with the seller's side before we quote a number. Pricing is on request for that reason rather than for want of it.

Trisara suits a buyer who already knows the place as a guest and wants a large house with hotel service attached rather than an apartment in a branded tower. The houses are individually designed and run by the estate's own management team, and resort access is available to owners. Trisara does not suit a buyer underwriting an income: the revenue split, owner-night allowance and management fee are to be confirmed with the estate, so nothing about the rental side can be modelled from public information. Price discovery is the other point to settle here, so we ask for a call before an offer.

Owning it

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.

How ownership works here

Settled house by house. Houses on the estate are held in different ways, some described as freehold, some as long leasehold, some through a Thai company and some through long leases held by offshore holding companies. A freehold interest in Thai land held by a foreign buyer is a legal question rather than a listing attribute, so we publish no single tenure for Trisara. The structure of a specific house is established with the estate and a Thai lawyer before any offer.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Trisara houses reach the market as resales through individual Phuket agents rather than through the estate, and no two agents carry the same list, so no reliable figure exists for how many are available at any moment. We confirm what is for sale, and at what figure, with the seller's side when a buyer asks.

What it costs to run

To be confirmed with the estate. No estate fee or owners' association charge has been set out publicly.

Letting it when you are away

Residences can be made available for rent to Trisara guests, and a dedicated Trisara management team (a villa manager plus a team covering administration, staff, maintenance, landscaping and pool cleaning) runs the houses. The owner-night allowance, revenue split and management fee are to be confirmed with the estate; we publish no return, occupancy or income figure for Trisara.

Who is behind it

The hotel on site

Trisara, the resort, occupies the same estate, and residence owners can take full resort access. The count of hotel villas and suites is to be confirmed with the resort.

Completion

The residences were developed and designed by the estate with many of their owners rather than delivered in phases, so there is no single completion date; the build date of a specific house is to be confirmed on that house.

Where it is

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
