The property

Kiara Reserve is a collection of 46 homes on Layan Bay, on Phuket's north-west coast and 20 minutes from Phuket International Airport. Minor International developed Kiara Reserve with Kajima, and Minor Hotels manages it. The estate is shared with Anantara Layan Phuket Resort, where we stayed in September 2026, and with two other residence projects, Layan Residences and Avadina Hills. Seventeen of the 46 homes are villas, each with its own pool: eleven with three bedrooms and six with four.

Read the full picture

The three-bedroom villa has 501 sqm and the four-bedroom villa 655 sqm, each over three floors. On the lowest, the living and dining room, the kitchen and a powder room open onto a timber pool terrace; the pool is 9.4 by 3.3 metres in the three-bedroom villa and 9.7 by 3.8 metres in the four-bedroom. The entry floor holds the garage, the laundry and a maid's room with its own bathroom. The bedrooms are on the top floor, each with its own bathroom and a balcony, and the three-bedroom villa adds a study. A lift shaft runs through all three floors.

Owners have the use of the Layan Bay estate around them. Beach House is on the beachfront, with Breeze by the pool and Roof Top for sunset drinks. The Layan Active Zone has tennis courts, a Muay Thai ring, a skate park, a training ground and Phuket's tallest climbing wall. Dara serves Thai fine dining, Layan Life by Anantara runs the spa and wellness clinic, and there is an observatory on a rooftop deck. We saw the courts, the climbing wall, the gym and the observatory on our stay. The terms for owners come with the sale documents.

Villas start at THB 72,000,000 for three bedrooms, and the developer's price list moves villa by villa. We introduce buyers to Minor's sales team directly, confirm what remains on the day and arrange the viewing. If you are flying in to see the villas, we can book your stay at Anantara Layan around it.

Kiara Reserve suits a buyer who wants a hotel-managed house with its own pool, and the beach and the restaurants inside the same grounds.

Owning it

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.

How ownership works here

Kiara Reserve villas are sold freehold or leasehold, depending on the buyer. A Thai national or a Thai company can hold a villa and its land freehold. For a foreign buyer the usual route is a lease registered at the Land Department, the standard structure in Thailand for a house on its own land. The sale contract sets out the title and its terms, and we go through it with you before any deposit moves.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Minor International is selling three- and four-bedroom villas now, from THB 72,000,000. What remains changes villa by villa, so we confirm the villas still available, and their prices, on the day you ask.

What it costs to run

The service charge for a Kiara Reserve villa is to be confirmed with the developer. We get the current figure in writing before you commit.

Letting it when you are away

Owners can put a villa into an optional rental programme under Minor Hotels, which markets and manages it while they are away. We quote no split, no owner-night allowance and no income figure; the terms come with the sale documents.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
