The property
Amanpuri opened in 1988 on a headland on the northern side of Pansea Beach, built for around US$4 million to a design by Ed Tuttle, the architect who established Aman's architectural identity. Aman carries the project as resale. There is no launch, no primary sale and no developer stock at Amanpuri; Aman Nai Lert Bangkok is the only Thai residential project Aman sells new.

The villas are three to ten bedrooms set in free-standing pavilions, with private pools and sunken dining salas. Aman gives no price, no size, no ownership term and no letting arrangement for them: Amanpuri is resale only and rarely publicly listed, with no sales gallery to walk into and no price list to request.
One Amanpuri villa is on the market at present: the Rare Oceanfront Amanpuri Double Plot Villa, offered fully furnished and one of only two double-plot estates within Amanpuri, with eight bedrooms on more than 2.6 acres and an asking price of USD 24.88 million. The same villa is carried by several desks at once, at figures that differ and in places at price on application, and no price range for Amanpuri should be read into the spread between them. The land is given as 9,426.8 sqm with 8,400 sqm of usable area, or as 10,852 sqm (2.6816 acres). Figures that do not reconcile; the figure is to be confirmed from the title.
Ownership at Amanpuri is established from the documents on a specific villa, not from a page. Aman states no tenure, and the structures in circulation for the one villa on the market differ materially: a leasehold, a leasehold held through an offshore holding company, or a building owned outright with the land secured on a registered long-term lease; Amanpuri stock is also described as freehold, where the structure by which the freehold is held is what to examine. Via Privata states no tenure for Amanpuri for that reason. Tenure on a specific villa comes out of that villa's own documents.
Transacted evidence at Amanpuri is thin and dated. A four-bedroom Amanpuri ocean villa sold at auction in September 2022 for USD 11.21M, and an earlier seven-bedroom villa went to auction in March 2019 against a list price of USD 35 million and a reserve of USD 17.75 million. Neither sale sets a price for the next one.
Amanpuri suits a buyer who already knows the resort, someone spending weeks a year on that headland who wants the address, and who can accept that the tenure, the service charge and the letting arrangements are all established privately, from documents, rather than read off a page. Amanpuri is not a property with inventory to sell. Via Privata introduces buyers to the desks handling Amanpuri resale in Phuket and reads the documents alongside them.

Rare Oceanfront Amanpuri Double Plot Villa
Eight bedrooms as reported by Robb Report and an agency; an agency's entry for the same villa says 10 beds bed · 8,400 sqm usable area
The one Amanpuri villa on the market at present, offered fully furnished and one of only two double-plot estates within Amanpuri. Land is given as 9,426.8 sqm, or as 10,852 sqm (2.6816 acres); the figure is to be confirmed from the title. Aman gives no villa sizes of its own, and the villa categories on aman.com are the resort's nightly-stay categories rather than a for-sale product line.
Owning it
How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
Aman states no ownership terms for Amanpuri, and the structures in circulation for the one villa on the market differ materially: a leasehold, a leasehold held through an offshore holding company, or a building owned outright with the land secured on a registered long-term lease; Amanpuri stock is also described as freehold, where the structure by which the freehold is held is what to examine. Via Privata states no tenure for Amanpuri. Tenure is established from the documents on a specific villa.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
One Amanpuri villa is on the market at present, the Rare Oceanfront Amanpuri Double Plot Villa, at USD 24.88 million. The same villa is carried by several desks at once, at figures that differ and in places at price on application, which is not a price range for Amanpuri. Amanpuri is resale only and rarely publicly listed, with no sales gallery and no price list.
What it costs to run
No service charge is fixed in writing for Amanpuri villas; this is to be confirmed.
Letting it when you are away
No rental terms of any kind are set out for Amanpuri villa owners. Whether a privately owned villa can be let through the resort is a question we put to Aman directly.

How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
