Kata Rocks

Kata Rocks is a resort and a residence at one address, a closer weave than the branded-residence label usually implies, and one that leaves a buyer relying on what the operator chooses to publish.

The property

Kata Rocks occupies a private hill on the south-west coast of Phuket, with access to both Kata Yai and Kata Noi beaches, roughly 20 minutes from Phuket Town and 55 minutes from the international airport. Thirty-four Sky Pool Villas make up the entire property, every one with a private infinity pool facing the Andaman Sea, across a range of 134 to 460 square metres. The villas are not an annexe to a hotel. The villas are the hotel.

Twenty-five of the 34 villas are available to book for an overnight stay, leaving nine outside the bookable inventory. That split is the most useful single fact about the property: an owner here lives inside a working resort, with a restaurant, a bar and wine cellar, in-villa barbecue with private chefs, an eight-room Infinite Luxury spa, a gym and fitness centre, a Metronap pod and yoga. Resort rhythm running through the building suits some owners and not others, and seeing the place in season, with the restaurant full, tells a buyer more than a floor plan will.

Ownership is sold through Infinite Luxury, the brand that operates the resort, and the options run from fractional investment in the one- and two-bedroom Sky Pool Villas to outright purchase of the four-bedroom penthouse. The tenure (whether title is freehold, leasehold or held within a foreign quota, the distinction that decides what a foreign buyer actually holds in Thailand) is established on the specific villa or fraction. Prices, the master plan and the estate management fees are released on registration.

Three units are on the resale market at present, from about THB 77M to THB 125,000,000. Resale counts of this kind go stale within weeks, so we re-check both the count and the prices before either is quoted to a client.

Kata Rocks suits a buyer who wants a serviced, lock-and-leave home on Phuket's south-west coast rather than the Bang Tao and Layan axis where most of the island's branded stock sits, and who values the architecture and the sea aspect enough to accept hotel guests moving through the same lobby. Two questions are answered in writing before any offer: the exact ownership structure attaching to the specific villa or fraction, and the estate management charge that runs with it. Both are to be confirmed to a named buyer.

Owning it

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.

How ownership works here

The operator markets fractional investment in the one- and two-bedroom Sky Pool Villas and whole ownership of the four-bedroom penthouse. Whether title is freehold, leasehold or held within a foreign quota is established on the specific villa or fraction, from the documents released on registration; we ask for it in writing before any introduction goes further.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Three units are on the resale market at present, from about THB 77M to THB 125,000,000. The operator's own price list is released on registration, so the resale range is third-party asking rather than developer pricing, and we verify it again before quoting.

What it costs to run

The estate management fees are set out in the property sales information pack, released on registration; the figure is to be confirmed.

Letting it when you are away

Kata Rocks runs as a resort alongside the residences, with 25 of the 34 Sky Pool Villas available to book for an overnight stay. The terms on which an owner places a villa into that inventory (duration, management arrangement, costs) are to be confirmed.

Who is behind it

The hotel on site

Kata Rocks, operated under the Kata Rocks by Infinite Luxury banner. Resort and residence are the same 34 villas, 25 of which are bookable for an overnight stay.

Completion

Built around 2014; the resort's awards run from 2010, so parts of the property predate that.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
