Aman Residences, Singapore
Aman Residences, Singapore is the unusual branded-residence property where the prices are a matter of public record. Singapore's caveat system records what units actually sold for, rather than what an agent hoped they would.

The property
Aman Residences, Singapore occupies three floors (the 28th, 29th and 30th) of The Skywaters, a 63-storey, 305-metre tower in Singapore's Downtown Core: 44 Aman-branded residences across those floors, in a mix of one- to five-bedroom apartments. Above them, from the 31st storey to the 63rd, sit the 146 units of Skywaters Residences, the tower's separate and unbranded condominium; the two components together make the building's 190 luxury homes. Kerry Hill Architects designed the residences, which Aman describes as Sky Villas and a pair of private homes.

Perennial Shenton Property Pte Ltd, part of a Perennial Holdings-led consortium, is developing the tower on a 10,983 sqm plot carrying 148,000 sqm of gross floor area. Aman Singapore, the hotel, takes the 24th to 26th floors of the same building, and a private members' club forms part of the development. The opening year is 2028. One point of confusion is worth settling early: the address is registered as 1 Prince Edward Road, Downtown Core, District 1, and also given as 8 Shenton Way, the former AXA Tower site, both refer to the same development.
Tenure at The Skywaters is 99-year leasehold. Tenure changes how the headline price should be read: SGD 6,501 per sq ft is the highest figure recorded for a 99-year leasehold residential project in Singapore, which is a different asset from a freehold branded residence elsewhere in Asia. The lease commencement date, and so the number of years still unexpired, is to be confirmed.
One Aman-branded residence has a recorded price. A three-bedroom apartment of 1,798 sq ft on the 30th floor, sold for SGD 11,690,000 at SGD 6,501 per sq ft in October 2025, the buyer a Singapore Permanent Resident. Two larger sales are often quoted alongside it: a 7,761 sq ft penthouse on the 57th floor at SGD 47,340,000 in May 2024, and a 5,285 sq ft five-bedroom on the 55th floor at SGD 30,870,000 in June 2025. Neither is an Aman home. Every floor above the 30th belongs to Skywaters Residences, so both figures describe the unbranded condominium and should not be read as an Aman price range.
Caveat data for the whole development over the trailing twelve months shows an average of SGD 5,832 per sq ft, a high of SGD 6,501 psf in October 2025 and a low of SGD 5,001 psf in May 2026 on a 2,896 sq ft unit. All three figures are project-wide, Skywaters Residences included; only the high is a known Aman sale. What is currently for sale on the Aman floors is to be confirmed.
Aman Residences, Singapore suits a buyer who wants an apartment on the Aman floors of a Singapore tower where transaction prices are public record, and who is comfortable with a 99-year lease and a 2028 handover. The service charge, the floor plans and the list of what remains unsold are to be confirmed, and we put those questions to the developer directly on a client's behalf.

Owning it
How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
Tenure is 99-year leasehold. The lease commencement date, and so the unexpired term, is to be confirmed, as are any ownership conditions specific to the Aman-branded floors as distinct from the rest of the building.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
