The St. Regis Residences, Downtown Dubai

Emaar built two St. Regis-branded towers in the Dubai Opera district and sold them out at launch. The residences now change hands only on assignment, ahead of a handover scheduled for Q4 2026.

How this one is handled

Dubai requires a Trakheesi advertising permit, issued per advertisement to the licensed brokerage holding the listing. No permit covers this page, so it reports the property and publishes no asking price and no offer. If it interests you, we introduce you to a licensed Dubai brokerage or to the developer, and they quote you.

We tell you what is available and arrange the introduction.

The property

The St. Regis Residences, Downtown Dubai stand as two connected towers in the Dubai Opera district, on Financial Center Road within the Burj Khalifa area. Emaar Properties developed the property in collaboration with Adventz Group and East & West International Group. The towers rise 262 metres and 171 metres, joined by a podium, at 64 and 40 storeys.

The brand relationship is documented as a licence. Emaar states that the residences are not owned, developed or sold by Marriott International, and that Emaar uses the St. Regis marks under a licence from Marriott, the same sentence Marriott heads its whole branded-residences portfolio with, including properties it demonstrably services, so that wording on its own settles little either way. Marriott carries the property in its residences directory, and the towers offer concierge services, a butler service, guest suites and residential lounges. Whether there is a management agreement, a residential services agreement or a brand-supplied residential manager is to be confirmed.

Emaar sold the towers out at developer level, and Marriott's directory marks the Downtown Dubai entry as sold out, so every purchase runs through the aftermarket. One qualification matters. Marriott's directory also carries a second Dubai row, The St. Regis Residences, Financial Center Road, marked available; Emaar's own project page sits on Financial Center Road, so the two rows are very likely one property. Nobody should read this page as proof that no primary St. Regis stock exists in Dubai, and we check the position with Emaar directly.

Handover is scheduled, not delivered. Emaar's key-information block gives a delivery date of Q4 2026 and an expected completion of 25 December 2026, while its description text still reads Q4 2025: the date has already slipped once. The towers had not been handed over at the time of writing.

The resale market is wide and the asking figures in circulation disagree with one another, which makes any single headline figure an artefact rather than a market price. The same unit is routinely offered by several brokers at once, so counts of homes on the market overstate available stock, and whole-building lots sit at the top of the range as a ceiling that is not an apartment price. Dubai advertising rules require a per-advertisement permit, so we quote the market on introduction rather than on the page.

Title is freehold, confirmed in the developer's project information. The entry end of the resale market has sat below Emaar's original launch price, which should be tested against what a given seller paid. The service charge is to be confirmed, and for a two-tower branded property that is the first number a buyer should establish.

Owning it

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.

How ownership works here

Freehold, confirmed in the developer's project information. Emaar Community Management, an Emaar subsidiary, is the community manager across Emaar properties; whether a residential services agreement with Marriott or St. Regis exists for these towers is to be confirmed.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Every purchase runs through the off-plan resale market, and the asking picture depends on which figures are read: ranges in circulation disagree materially for the same towers. The same unit is routinely offered by several brokers at once, so no count of homes on the market measures available stock, and whole-building lots distort the top of the range. Dubai advertising rules require a per-advertisement permit, so we quote the market on introduction rather than on the page.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
