Bulgari Lighthouse Dubai

Bulgari Lighthouse Dubai sold out before it was finished, and the points a buyer would need to decide (tenure, service charge, handover date, the exact number of residences) are to be confirmed with the developer rather than read off a page.

How this one is handled

Dubai requires a Trakheesi advertising permit, issued per advertisement to the licensed brokerage holding the listing. No permit covers this page, so it reports the property and publishes no asking price and no offer. If it interests you, we introduce you to a licensed Dubai brokerage or to the developer, and they quote you.

We tell you what is available and arrange the introduction.

The property

Bulgari Lighthouse Dubai is a Meraas development on Jumeirah Bay Island, designed by ACPV ARCHITECTS Antonio Citterio Patricia Viel, and marked sold out by Meraas. The collection runs to four- and five-bedroom penthouses, each in a Type A and a Type B layout, and a single seven-bedroom Sky Villa set over three levels with private rooftop gardens, a private study, a family room, double-height formal living spaces, a private gym, a spa and a full-service kitchen. The total number of residences is to be confirmed: Meraas publishes no total, and the figure of 31 that circulates may or may not include the Sky Villa.

Servicing sits with the hotel next door. Meraas states that every aspect of the Bulgari Lighthouse is managed and serviced by the adjacent Bulgari Resort. Amenities include Mediterranean gardens, a 50m horizon pool, private penthouse pools, a 1,800 m2 spa with 7 treatment rooms, a 50-berth marina and yacht club, fine dining and a private concierge. The residences are separated by layers of natural architectural coral that filters light and air, with open-plan layouts, high ceilings and floor-to-ceiling windows framing the Arabian Gulf.

Construction figures for the property carry inspection dates. Meraas reports substructure at 100% and superstructure at 100%, infrastructure at 56%, and 59% overall, at an internal inspection on 11 June 2026. The RERA-verified figure is lower, 53.47% at an inspection on 15 April 2026. The gap between the developer's own number and the regulator's should be read as it stands rather than averaged away, and the current position is to be confirmed with Meraas.

Ownership terms are to be confirmed. Whether the residences are sold freehold, on a long lease or on any other basis has not been set out by Meraas; the service charge is to be confirmed; and no letting or rental arrangement open to owners has been described. Availability is the same: the developer's status is sold out, and whether assignment or resale inventory exists, and whether Meraas permits assignment, is to be confirmed with the developer. Marketing that still advertises availability should be read against the developer's own position.

Bulgari Lighthouse Dubai suits a buyer who already knows Jumeirah Bay Island and is content to enquire into a development with no developer inventory left, on the understanding that tenure, running costs and handover will be established in writing rather than read off a page. We publish no asking price for properties in Dubai: advertising property in the emirate requires a Trakheesi permit number that we do not hold, so any introduction here runs through a licensed Dubai brokerage and pricing is discussed by them, not by us.

Owning it

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.

How ownership works here

To be confirmed. Whether the residences are sold freehold, on a long lease or on any other basis has not been set out by Meraas, so tenure is confirmed in writing by the developer before an offer.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Meraas shows the status as sold out. Whether assignment or resale inventory exists, and whether the developer permits assignment, an off-plan assignment in Dubai requires a developer NOC, is to be confirmed with Meraas. Marketing that still advertises availability should be read against the developer's own position; we check it directly when a buyer asks.

Letting it when you are away

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
