How this one is handled

Dubai requires a Trakheesi advertising permit, issued per advertisement to the licensed brokerage holding the listing. No permit covers this page, so it reports the property and publishes no asking price and no offer. If it interests you, we introduce you to a licensed Dubai brokerage or to the developer, and they quote you.

We tell you what is available and arrange the introduction.

The property

Aman Dubai occupies nine acres in Jumeirah 2, at the end of the Dubai Water Canal on what Aman and H&H Development both call the Dubai Peninsula, with a private white-sand beach in front of it. Aman describes the destination as an Aman hotel, an Aman Club and a limited collection of Aman Residences, and lists the address as coming soon. H&H Development, the Dubai developer behind the property, gives a 2024 construction start and a 2029 completion.

Kerry Hill Architects is the architect, the practice behind a long line of Aman buildings. The project is two towers of 33 and 29 storeys over a single basement parking level, with a Land Department valuation of AED 1,600,000,000 (about USD 435.7 million). Amenities run to an Aman Spa and Wellness Centre, tennis and padel courts, restaurants and the private Aman Club, with the residences sharing the site rather than sitting apart from it.

Ownership at Aman Residences, Dubai is to be confirmed. The tenure, the terms on which an overseas buyer may hold a residence, the service charge, and whether an owner may place a home with the hotel. We would rather say so plainly than reprint an assumption about Jumeirah freehold status.

Nothing at the address is openly listed. Dubai Land Department records show 32 registered sales between April and August 2026, within a recorded transaction range of AED 49.07 million to AED 171 million. The largest single sale is a six-bedroom penthouse of 2,898 sqm (31,194 sq ft), registered off-plan at AED 422,000,000 (USD 147 million) in March 2026. The third most expensive apartment ever sold in Dubai at the time. The twelve-month average for the address stands around AED 13,620 per square foot, per square foot, not per square metre.

Averages at this address move in opposite directions from one month to the next because the sample is tiny. An average reflects which units passed through, not a change in value. Aman Residences, Dubai suits a buyer already committed to the brand who is comfortable with a nine-figure conversation, a completion date to be confirmed and ownership terms to be confirmed. Nothing at the address is openly listed, and introductions run through a licensed Dubai brokerage or Aman's own residences enquiry route, Via Privata holds no Trakheesi advertising permit and neither lists nor transacts Dubai property.

Owning it

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.

How ownership works here

To be confirmed. The tenure and the terms on which an overseas buyer may hold a residence. We state no tenure rather than assume the freehold status of the surrounding area.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Nothing at the address is openly listed. Dubai Land Department records show 32 registered sales between April and August 2026, within a recorded range of AED 49.07 million to AED 171 million; the sales channel behind those registrations and how much developer stock remains are to be confirmed. Via Privata neither lists nor transacts property in Dubai; introductions run through a licensed Dubai brokerage or Aman's own residences enquiry route.

What it costs to run

To be confirmed.

Letting it when you are away

To be confirmed, whether an owner may place a home with the hotel is not something the presence of an Aman hotel on the site settles.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
