How this one is handled

Dubai requires a Trakheesi advertising permit, issued per advertisement to the licensed brokerage holding the listing. No permit covers this page, so it reports the property and publishes no asking price and no offer. If it interests you, we introduce you to a licensed Dubai brokerage or to the developer, and they quote you.

We tell you what is available and arrange the introduction.

The property

Six Senses Residences The Palm, Dubai occupies a beachfront plot on the West Crescent of Palm Jumeirah, and is the first Six Senses branded residence in the United Arab Emirates. Select Group developed the property in joint venture with Emirates Strategic Investments Company, the two partners having signed the management agreement with Six Senses Hotels Resorts Spas at launch. Innovo Group, the main contractor, completed final handover in June 2026: the homes are delivered rather than off-plan, after a completion date that slipped more than once on the way there.

The residential mix runs to four types: Penthouse, Royal Penthouse, Sky Villa and Signature Villa. The Sky Villas are duplexes, 32 of them across two buildings, and the Signature Villas are nine five-bedroom beachfront houses, each with a private garden and infinity pool. Penthouse apartments account for 131 homes across two further buildings, 172 privately owned branded residences in all. Totals that fold the hotel keys in vary, so we publish the parts and leave the combined totals alone.

Six Senses Place is the residents' wellness and lifestyle club rather than the hotel, at 60,000 sq ft (5,574 sq m). Inside it sit a massage circuit pool, a squash court, a wellness circuit, a Six Senses Spa, shared working space and meeting rooms, with a longevity clinic, an IV lounge and a biohacking room alongside. A separate Six Senses hotel building stands on the same site, with 61 suites; its opening date is to be confirmed, so we make no claim about when residents or visitors can use it.

Owner benefits are set out by the developer: unlimited access to Six Senses Place facilities, excluding a la carte services; discounts on food and beverage; discounts on stays at Six Senses hotels and resorts worldwide; and concierge and valet services. The terms attached to that worldwide stay discount are to be confirmed. Select Group's estimated service charge of approximately AED 38.5 per sq ft was set before handover and remains an estimate; the Mollak-approved figure owners actually pay is to be confirmed on the specific home.

Select Group carries the development as sold out and completed, so no developer inventory remains and the only route in is the aftermarket. Resale homes come to market regularly. A count of homes advertised is not a count of homes available, because the same unit is routinely offered by several brokerages at once, so we publish no availability figure and confirm what is on the market when a buyer asks. We publish no asking prices for UAE property either: advertising a price in Dubai requires a Trakheesi permit we do not hold.

Six Senses Residences The Palm, Dubai suits a buyer who already spends time on the Palm and wants the wellness programme to be the point of the purchase rather than the view. What is still to be confirmed is the part a buyer most needs settled: the tenure, the service charge as actually levied, and how much of the aftermarket supply is one home offered several times over. One caution on the name: Six Senses Residences Dubai Marina is a different Select Group project, still off-plan with delivery expected in 2028, and the two should not be read as the same property.

Owning it

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.

How ownership works here

To be confirmed. Neither Select Group nor Six Senses has set out the tenure or ownership structure for these homes, so we publish none. A Dubai purchase structure belongs with the buyer's own conveyancer before any offer.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Select Group carries the development as sold out and completed, and the property sold out ahead of handover, so developer stock is gone. Resale homes come to market regularly. A count of homes advertised is not a count of homes available, since one unit is commonly offered by several brokerages at once, so we publish no availability figure and no asking price; we confirm what is on the market when a buyer asks.

What it costs to run

Estimated by Select Group at approximately AED 38.5 per sq ft before handover. The Mollak-approved charge actually levied on owners is to be confirmed on the specific home.

Letting it when you are away

To be confirmed. The owner benefits the developer sets out cover use of the residents' club and discounts on stays and dining, not any letting arrangement.

Who is behind it

Developer

The hotel on site

Six Senses The Palm, Dubai is a separate all-suite hotel in its own building on the same site, with 61 suites. Its opening date is to be confirmed, so we make no statement about when it receives guests.

Completion

Final handover of the residences was completed in June 2026, with Innovo Group as main contractor. Older references to a Q2 2026 or 2025 completion are superseded by the June 2026 handover.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
