The property

Raffles Residences Jeddah occupies one of two towers on the Red Sea Corniche, in Jeddah's Ash Shati district. The other tower holds Raffles Jeddah, a 182-room hotel that opened in 2026. Erth Real Estate developed both, and Accor traces the relationship to that single two-tower commission: a hotel in one tower, private residences in the other.

Read the full picture

The residences tower runs to 48 floors and holds 120 apartments, all with private terraces and Red Sea outlooks. Published layouts run from three-bedroom apartments through four-bedroom duplexes to duplex penthouses at the top. Sizes start at 375 sqm and run to about 1,208 sqm. Bedroom counts for the penthouse tier are to be confirmed, so none is stated here.

Raffles supplies services here rather than ownership. Owners are offered full access to the hotel's facilities and amenities, a 24-hour concierge, security, valet parking and maintenance, with housekeeping and dining available on request, alongside the Accor Live Limitless owner benefits programme. The developer also holds a limited, non-exclusive trademark licence from Accor's hotel group, which sits beside that services arrangement rather than replacing it. Accor carries the property on two of its own surfaces, which is the clearest signal that the brand is working the building and not simply lending its name to it.

Pricing is on request. Neither the developer nor Accor has published a price, and the figures that circulate for the building conflict with one another and sit beside a handover quarter that has passed while the building is still under construction, so we publish none of them. A buyer asking today should expect the current price list, the current completion programme and the remaining stock to be confirmed with the developer.

Saudi ownership terms for this property are to be confirmed: tenure, foreign-ownership eligibility and the service charge have not been set out by the developer or the operator, and there is no rental arrangement; housekeeping and dining are owner services, not a letting programme. Tenure, running costs and availability are the three questions to put to the developer before anything else.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
