Aman Residences, Amansamar

Saudi Arabia's first Aman residences went on sale more than a year before the hotel they attach to opened.

An aerial view at dusk of a single flat-roofed stone residence stepping down a wadi escarpment at Amansamar, a long pool on its lower terrace and date palms around it.

The property

Wadi Safar occupies the escarpment country outside Diriyah, the settlement on the edge of Riyadh whose At-Turaif District carries Saudi Arabia's UNESCO World Heritage inscription. Diriyah Company, a Public Investment Fund company, is building Wadi Safar as the low-density counterpart to the denser Diriyah Gate development, and Amansamar is the Aman component of it: an 80-key hotel with a collection of Aman-branded villas and private estates alongside. Diriyah Company announced the sales launch on 18 August 2025.

Jean-Michel Gathy of Denniston drew both the hotel and the homes, working from Najdi building traditions, the mud-brick vernacular of the Riyadh plateau, restated at Aman scale. The homes are ultra-luxury villas and private estates of five or six bedrooms, on plots starting from 9,000 sqm. That 9,000 sqm is land, not built area: internal areas, unit types and floorplans are to be confirmed.

Amenity access comes mostly from the wider Wadi Safar district rather than from the residences alone: an Aman Spa with hammam and banya, a Racquet Club, pools, dining and an invitation to join the global Aman Club, plus hydrotherapy, a Kids' Club and a Residence Club. Wadi Safar also carries the Royal Diriyah Equestrian and Polo Club and a Greg Norman-designed golf complex, 27 holes across 630,000 sqm, being an 18-hole championship course plus a nine-hole academy, which Aman refers to as the Royal Signature Golf Course.

Timing is the first open question. The 2026 opening target announced in April 2023 has passed, and Aman still lists Amansamar as coming soon, which also means Aman's own site cannot be read as a signal of how much of the collection remains. Sales have nonetheless been live since August 2025, so a developer sales channel exists to approach, which is rarer than it sounds this early in the Gulf pipeline.

Ownership is the second open question and the more consequential one for a non-Saudi buyer: the tenure offered at Amansamar, and whether non-Saudis may buy there at all, are to be confirmed with the developer. Recent changes to Saudi property law are not, by themselves, confirmation of how any of it applies to this property, so tenure is put to the developer in writing before anything else.

Owning it

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.

How ownership works here

To be confirmed, the tenure structure and the foreign-buyer position at Amansamar. Put it to the developer directly.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Primary sales only, open since 18 August 2025. Nothing has completed, so no resale layer exists; how much of the collection is unsold is to be confirmed. Aman's site still shows Amansamar as coming soon, which makes it useless as an availability signal.

Who is behind it

Developer

Diriyah Company, a Public Investment Fund company, in partnership with Aman Group

Architecture and interiors

Jean-Michel Gathy of Denniston

The hotel on site

Amansamar, an 80-key Aman hotel by Jean-Michel Gathy. The key count in the July and August 2025 announcements is higher than the one given when the project was first announced in April 2023, so treat it as current rather than settled.

Completion

Aman Wadi Safar was expected to open in 2026. The hotel has not opened, Aman still lists Amansamar as coming soon, and the revised date is to be confirmed.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
