The property

Raffles Residences Bali occupies a secluded oceanfront estate of 5.3 hectares in Jimbaran, on the southern tip of Bali and roughly twenty minutes from Denpasar airport. Accor and Kajima announced the property in December 2025: twenty-eight homes reached by a private road, at a density of fewer than six residences per hectare. Raffles Bali stands immediately adjacent to the estate.

The homes run from three to five bedrooms and start at 502 square metres of interior space, with ocean, cliff, or combined cliff-and-ocean outlooks. Residence types, sizes above that floor and plot areas are to be confirmed on the developer's plans. Infinity pools of fifteen to twenty metres at each home and Green Globe certification for the estate are part of the stated specification and are to be confirmed at the point of sale.

Raffles Hotels & Resorts manages the development. Owners are served by Raffles Residence Butlers, a dedicated team covering housekeeping, landscaping, maintenance, dining arrangements, yacht chartering and cultural excursions. Accor's own residences portfolio adds private limousine airport transfers to the list of services.

PT Jimbaran Greenhill develops the property, led by Kajima Development Pte Ltd in partnership with PT Jimbaran Hijau. Accor is the brand partner rather than the developer, a distinction that is often blurred. James Hyatt Studio of the United States drew the master plan. Kajima designed the residences with Area Designs of Singapore and Bali, and the interiors come from HBA Resort, AEDI Design Bureau and BLINK Design Group.

The December 2025 announcement set a target of a limited first release in the second quarter of 2026, with floorplans and showings offered by invitation through a private preview website. Whether that release has taken place, and whether any home is on open sale, is to be confirmed with the developer. Price, tenure and running costs are on request, and we put those questions to Kajima and Raffles directly for each buyer.

One point of confusion is worth clearing up. Raffles Bali rents a four-bedroom villa inside the resort under the name Residence K; that villa is a hotel product, not one of the twenty-eight homes, and its sizes and photography do not describe this property.

What is available now

Nothing stands on open sale yet. The developer opened a private preview website in December 2025 for qualified buyers to register for first access to floorplans and invitation-only showings; that registration gate publishes no units, sizes, prices, availability or ownership terms. A limited first release was targeted for the second quarter of 2026 and is to be confirmed. We register buyers for the preview directly.

Who is behind it

Developer

PT Jimbaran Greenhill, led by Kajima Development Pte Ltd in partnership with PT Jimbaran Hijau. Accor is the brand partner, not the developer.

Architecture and interiors

Master plan by James Hyatt Studio (USA); residences by Kajima with Area Designs (Singapore and Bali); interiors by HBA Resort, AEDI Design Bureau and BLINK Design Group.

The hotel on site

Raffles Bali sits adjacent to the estate. Residents hold priority access to the resort's facilities, including its restaurant Rumari, the infinity pool, the beachfront, the spa and the bar.

Completion

Q2 2026 was the target given at the December 2025 announcement, for both the first release and the opening. Delivery against that date is to be confirmed with the developer, so it stands as an announced target rather than an achieved one.

Where it is

Jimbaran, Indonesia. The project is announced rather than built, so the pin marks the district; the exact plot is confirmed with the developer.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
