Kempinski Hotel & Residences Palm Jumeirah
Kempinski has run this Crescent address since it opened at the turn of the 2010s. One of the few Palm Jumeirah residences where the hotel company itself, not a licensee, is the operator.

How this one is handled
Dubai requires a Trakheesi advertising permit, issued per advertisement to the licensed brokerage holding the listing. No permit covers this page, so it reports the property and publishes no asking price and no offer. If it interests you, we introduce you to a licensed Dubai brokerage or to the developer, and they quote you.
We tell you what is available and arrange the introduction.
The property
Kempinski Hotel & Residences Palm Jumeirah sits on the Crescent of Palm Jumeirah, and Kempinski Hotels of Germany operates it. The distinction matters in Dubai, where a hotel name on a residential building often means a trademark licence and nothing more. Kempinski markets the property on its own site, names a general manager in post on its imprint, and takes reservations under its own address, while the owning company, Sunny Beach Properties Limited, registered in Dubai, sits behind it. Nothing in the developer or operator material carries the joint-venture disclaimer that a licence deal normally requires.

The developer, Emerald Palace Group, publishes the property as 244 keys: 232 residences and 12 royal villas of five bedrooms each. Two-bedroom apartments form the core of the resale stock at roughly 1,760 to 1,980 sq ft, with three-bedroom apartments above them and penthouses at approximately 4,530 to 8,780 sq ft. Residences are serviced by the hotel: 24-hour concierge, room and cleaning service, a private beach, restaurants, a spa, a gym and a kids club. Sizes across the building run well beyond whatever is on the market at any one moment; the largest unit we have seen offered measured about 5,856 sq ft, which is not the building maximum.
Confusion with a second Kempinski on the Palm is common and needs clearing up. Emerald Palace Group also built the Emerald Palace Kempinski further along the Crescent; that hotel debranded on 1 May 2021 and trades today as Raffles The Palm. Kempinski kept the contract to run this building, which is a separate property. A buyer reading older coverage of a Kempinski exit from the Palm is reading about the other address, not this one.
Resale is the only route in, and the pool is unusually deep for a single address, with a few dozen homes on the market at any time. Headline average asking prices for the building move with which units happen to be on the market, so the per-square-foot level tells you more, and that level sits at roughly a third of Six Senses Residences, the newest branded delivery on the same Crescent; not a like-for-like reading, since one is a 2026 completion and this a resale from the turn of the 2010s. Dubai requires a per-advertisement Trakheesi permit that we do not hold, so asking prices do not appear on this page; we give current figures on request.

What is available now
Resale is the only route in; no primary inventory is offered. A few dozen homes are on the market at any time, a deep pool for a single Crescent address. Headline average asking prices move with which units happen to be on the market rather than with value, so we read the per-square-foot level instead. Dubai requires a per-advertisement Trakheesi permit that we do not hold, so no asking prices appear here; we give current figures on request.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
