How this one is handled

Dubai requires a Trakheesi advertising permit, issued per advertisement to the licensed brokerage holding the listing. No permit covers this page, so it reports the property and publishes no asking price and no offer. If it interests you, we introduce you to a licensed Dubai brokerage or to the developer, and they quote you.

We tell you what is available and arrange the introduction.

The property

Janu Residences, Al Marjan Island sit on the archipelago that Ras Al Khaimah reclaimed from the Arabian Gulf, four islands named Breeze, Treasure, Dream and View, 2.7 million square metres of made land reaching 4.5 kilometres out from the coast, with 7.8 kilometres of beach along them. The address is a 50-minute drive from Dubai International Airport, which is the honest way to place it: reachable on arrival day, and in a different emirate rather than a Dubai address.

Janu (part of the Aman Group, and a separate brand from Aman itself) is putting both a hotel and a residence collection on the site. SCDA Architects is the architect for Janu Al Marjan Island. The hotel is small at 80 bedrooms, opens onto a private stretch of beach, and reaches Al Marjan's marina, where superyacht mooring is available.

Residents draw on the hotel side of the site: social dining venues, a wellness centre and a beach club, all named by Janu as part of what the residences reach. That connection is the difference between a serviced address and an apartment block carrying a hotel name, and it is the part of the property Janu documents most clearly.

The apartment collection runs from one to five bedrooms, with private villas alongside. The project-wide size range runs from roughly 1,600 sq ft at the smallest to more than 6,000 sq ft for the largest residences, with the layouts and pricing for each bedroom count still to come. Janu itself has yet to publish a price, floor plans or a unit schedule.

Almost every commercial fact a buyer would want is still to be confirmed. Janu names no developer yet, the completion date is to be confirmed, and tenure is to be confirmed by the brand, by a named developer or by the Ras Al Khaimah land department. The master developer's own site for Al Marjan Island does not mention Janu at all, a fair measure of how early this property is. Janu Tokyo, open since 2024, remains the only operating Janu anywhere, and Al Marjan Island is one of just three addresses where Janu has announced residences, alongside Dubai and Turks and Caicos.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
