Capella Residences Seoul
Capella Residences Seoul is the property almost every English write-up has counted wrong: about thirty homes on a wooded estate in Seocho-gu, not the 222 units that belong to the project beside it.

The property
Capella Residences Seoul stands at Heonin Maeul, a wooded site in Naegok-dong, in the Seocho district on the southern side of Seoul. The estate runs to over 56,000 pyeong (over 185,000 square metres) with the built footprint held to around 20% of the land. Olson Kundig designed the residences, David Chipperfield Architects the community clubhouse, and Capella Hotel Group takes the operating role. Completion is given as 2028.

The unit count is where nearly every English-language write-up of Capella Residences Seoul goes wrong. Heonin Maeul is two developments totalling roughly 260 homes. Le-el Upperhouse, at 222 units, built by Lotte Construction, with move-in in 2027, and Capella Residences Seoul, at about thirty homes, with move-in in 2028. Descriptions that call Capella Residences Seoul a 222-unit residence have merged the two. Capella itself has not put a number on its component, so about thirty is the working figure until Capella confirms it.
The Capella Residences Seoul Club opened on 16 October 2025 at 4 Dokseodang-ro 35-gil, in Hannam-dong, Yongsan-gu. A different district from the site itself, and open years ahead of the homes. Liaigre designed the interiors. The Living Room occupies the second floor, The Dining Room by Hulotte the third under Chef Seung-jun Lee, and The Roof the fourth under Chef Ambassador Edward Lee; a further venue, The Boxing Club, completes the set. Private appointments are open there, and Capella presents the venue as a club and a prelude (an experience centre, in the Korean marketing) rather than as a sales gallery.
Capella Residences Seoul carries no published price, unit size or unit mix, in Korean or in English, and the ownership structure and service charge are to be confirmed. Le-el Upperhouse publishes a size band for its own apartments; that band describes Le-el Upperhouse and should not be read onto these homes. We put the open points to Capella and to the developer directly, and quote pricing on request.
Buyers suited to Capella Residences Seoul want low-density, wooded living inside the city with hotel-run services attached, and can work without a published guide price. Anyone who needs a floor area, a layout or a tenure before committing will find those to be confirmed for now, in Korean or in English. We put those questions to Capella and to Heonin Town Development Ltd. on a client's behalf, arrange the appointment at the club in Hannam-dong, and update this page when the answers arrive rather than filling the gaps with figures from the property next door.

Owning it
How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
To be confirmed. Neither Capella nor Heonin Town Development Ltd. has set out the ownership structure for these homes. Tenure, and the position of a foreign buyer, are questions for Korean counsel answered in writing before any offer.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
Private appointments are open at the Capella Residences Seoul Club in Hannam-dong, which Capella presents as a preview club and the Korean marketing calls an experience centre. Whether the Capella component is in open sale is to be confirmed, Capella has named no sales channel, so this page carries the property as announced rather than selling. Pricing is on request; we put an enquiry to Capella and to the developer on a client's behalf.
Who is behind it
Developer
Heonin Town Development Ltd., working in partnership with Capella Hotel Group as the project implementation agent rather than the builder; Lotte Construction is the contractor at Heonin Maeul.
Architecture and interiors
Olson Kundig designed the residences at Heonin Maeul, David Chipperfield Architects the community clubhouse, and Liaigre the interiors of the Capella Residences Seoul Club. Capella credits Olson Kundig for the residences without separating the Capella homes from the larger property beside them, so the attribution here stays at that level.
The hotel on site
No Capella hotel stands at Heonin Maeul and none is announced. Capella's role in the property is operating a members' club and resident services. The Capella Residences Seoul Club, a preview venue rather than a hotel, opened on 16 October 2025 in Hannam-dong, Yongsan-gu.
Completion
2028, given as the move-in year. The original partnership announcement of October 2024 carried 2027, which is now the move-in year for Le-el Upperhouse, the separate component on the same site. The two dates read as two properties separating rather than as one schedule slipping.
Where it is
Seoul, South Korea. The project is announced rather than built, so the pin marks the district; the exact plot is confirmed with the developer.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
