The property
Capella Residences Brisbane is planned for the Shafston House estate at 23 Castlebar Street, Kangaroo Point, on a bend of the Brisbane River. Verso Development Group is building the property in partnership with Capella Hotel Group, which announced it on 3 July 2026 as its third Capella Residences globally, after Seoul and Bangkok, and as Brisbane's first branded residence of any kind. That is Capella's framing: the group's own residences list carries The Club Residences Singapore and Capella Shanghai rather than Brisbane, and the Bangkok property has also been called Capella's first venture into branded residences, so we treat both claims as the brand's rather than as settled.

Shafston House was built in stages between 1851 and 1904, a Victorian Gothic Revival villa that entered the Queensland Heritage Register on 7 February 2005 and is probably the third-oldest house in metropolitan Brisbane. Capella describes an estate of more than 174 years and the restoration of the villa as the centrepiece of the property. No Capella hotel is planned on the site; the restored house becomes a private residents' club instead. The riverfront site runs to 10,070 sqm, one hectare of Brisbane River frontage, with more than 5,000 sqm of resident amenity. Two River Homes are planned along the embankment, separate from the apartments in the tower.
Approval is the part of this property a buyer should understand before anything else. Brisbane City Council approved a 15-storey building of 37 three- and four-bedroom apartments in March 2023, designed by Rothelowman for the site's previous owner, Burgundy Group. Verso lodged a revised and taller property on 18 November 2024 (25 levels, about 90 metres) and that application is still with council. The 25-storey tower being marketed today is therefore a proposal, and the building that carries a development approval is the shorter one.
Unit counts follow from that. The lodged application describes 48 apartments, 46 of them three-bedroom and two four-bedroom, plus the two river homes; the density increase sought takes the count to around 50 or 51, up from the approved 37. Capella itself names no figure. The mix is three- and four-bedroom apartments plus two river homes. Floor plans and sizes for individual residences are to be confirmed.
Pricing starts from A$8 million for a three-bedroom apartment. Capella itself discloses no prices and the project is otherwise quoted on request, so read A$8 million as the entry point and expect a real number for a specific home to are to be confirmed, which we approach on a client's behalf.
Amenity is the most fully described part of the property: six swimming pools, three of them open to all residents, a private marina of six berths, a porte cochère, private basement garage parking for 105 cars and the Capella Living Room, the group's concierge-led communal space, with a wellness sanctuary of magnesium pools, hot and cold plunges, experience showers, a fully equipped gym and private treatment rooms. Capella Residences Brisbane suits a buyer who wants to be early into what Capella calls Brisbane's first branded residences, on the Kangaroo Point riverfront, and who is comfortable committing years ahead of a 2029 target while the revised approval is still outstanding. Tenure, the service charge, a floor plan and a confirmed unit count all are to be confirmed, and we put those questions to it directly on a client's behalf.

What is available now
Private appointments through the project sales office opened with the announcement on 3 July 2026, with a display suite expected late 2026. What is available is the whole of an unbuilt property rather than a set of listings: the project is quoted on request, no individual residence carries a price, and how many homes have been released or spoken for is to be confirmed.
Who is behind it

Verso Development Group, in partnership with Capella Hotel Group. Capella names the developer Verso Projects; the company trades as Verso Development Group, with a pipeline of A$8.5 billion and more than 6,000 dwellings.
Architecture and interiors
Kerry Hill Architects, with interiors by 1508 London and landscape by PWP Landscape Architecture.
The hotel on site
None. The restored Shafston House becomes a private residents' club.
Completion
2029 is Capella's and the developer's target. Construction has not started and the revised development application is still to be approved, so 2029 is a target rather than a date.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
