How this one is handled
Dubai requires a Trakheesi advertising permit, issued per advertisement to the licensed brokerage holding the listing. No permit covers this page, so it reports the property and publishes no asking price and no offer. If it interests you, we introduce you to a licensed Dubai brokerage or to the developer, and they quote you.
We tell you what is available and arrange the introduction.
The property
Baccarat Hotel & Residences Dubai sits on a Downtown Dubai plot facing the Burj Khalifa, and the property runs to two tapering towers by Studio Libeskind. Tower One carries the hotel, 144 guestrooms and suites, about a third of them suites, with four food and beverage outlets, alongside 49 homes sold as Residences Le Rouge. Tower Two, introduced in May 2026, is wholly residential: 42 homes under the name Residences Le Noir. The two towers hold 91 branded residences between them.

Shamal Holding owns the project and H&H Development builds it. SH Hotels & Resorts, the Starwood Capital hotel company since rebranded as Starwood Hotels, manages the hotel and frames the property as a luxury hotel combined with full-service branded residences rather than a name licensed to a developer. Residents are promised access to the hotel bars, restaurants and wellness spaces. 1508 London handles the interiors across both towers.
Enabling works started in March 2023 and the formal ground-breaking ceremony followed in January 2024; the two dates get conflated, and the project did not break ground in 2023. Arabian Construction Company took the main works contract in April 2025, with the works expected to complete in 2027. The second tower carries a Q4 2027 handover of its own. The hotel has not opened, so any 2026 opening date still circulating is out of date.
Two collections are published. Residences Le Rouge, in the hotel tower, runs from two-bedroom apartments to four-bedroom homes and five-bedroom duplex penthouses; Residences Le Noir, the second tower, holds three- and four-bedroom residences over 24 floors. Past that, tenure, service charge and remaining stock are to be confirmed with the developer. Homes have already traded, but Dubai requires a per-advertisement permit for any price display and we do not hold one for this property, so this page carries no figures.

What is available now
Sales were recorded with Dubai's land registry between April and July 2026, six three-bedroom homes, three four-bedroom and one five-bedroom, across floor areas from 4,130 to 10,059 sq ft. Those are recorded transactions rather than asking prices, and they cover only part of the property: two-bedroom homes are published in Residences Le Rouge and do not appear in the registry record at all. Dubai requires a per-advertisement permit for price display, so this page shows no figures; pricing passes privately, on request.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
