Aman Residences, Amanyara
Aman sells nothing at Amanyara. The only way in is a resale from an existing owner, and at the moment one villa is openly on the market.

The property
Amanyara occupies the north-west tip of Providenciales, and the private villas beside the resort are Aman's only ownership product in Turks and Caicos. Aman's own residences index files the property as Active (Resale), and the enquiry dropdown on the resort's ownership page labels it the same way. There is no developer inventory here, no launch and no price list. Every purchase is a private resale between owners.
Read the full picture
Aman's ownership page for Amanyara carries an enquiry form and nothing else. No unit count, no bedroom schedule, no floor areas, no price, no statement of freehold or leasehold, no service charge and no rental-programme terms. The resort's villas run from three to six bedrooms, which is the closest thing to a range, and those are rooms for rent, not homes for sale.
One villa is openly on the market at USD 13,750,000. Before that, a five-bedroom villa was on the market from October 2024 at USD 12,700,000 and withdrawn in July 2025, at the time the first Amanyara villa publicly for sale in more than three years. Larger houses at Amanyara have been marketed far above the current ask, so one live listing is not a price range for the property.
The architecture is given two ways. Aman's ownership page names Olson Kundig, while the villas that have actually reached the resale market are Jean-Michel Gathy's, with build dates of 2005 and 2006. Via Privata gives no single architect for Amanyara. The consistent reading is that the Olson Kundig name attaches to newer villa design rather than to the houses now trading.
Measurements vary, which is the clearest sign of how thin the official record is. The same five-bedroom villa appears as 11,954 sq ft in one place and as about 12,000 sq ft in another. The villa on the market now is titled as three bedrooms but specified as four inside the same record, and its ocean frontage reads as roughly 120 ft in one description and roughly 214 ft in another. None of those figures belongs on a page until one set is confirmed against title and survey, which we do.
The Aman name at Amanyara is not settled. Aman states the resort is temporarily closed until 20 October 2026, and in August 2026 the resort's owner signalled intent to terminate Aman's management agreement and rebrand. A buyer here is buying a house whose brand, management contract and service arrangements may all change. That question, rather than the price, is the first thing to resolve before any offer is made.
- Market
- Resale only. Aman's residences index lists Amanyara as Active (Resale), with no developer inventory.
- Aman's own label
- Aman Residences, Amanyara, Providenciales, Turks & Caicos (Resale), the wording in Aman's enquiry dropdown.
- What Aman gives
- An enquiry form and nothing else, no unit count, bedroom count, size, price, tenure, service charge or rental-programme detail.
- The villas
- Set around black infinity pools, with direct beach access.
- Bedroom range
- Amanyara's villas run three to six bedrooms, per the resort's accommodation pages, a rental description, not a schedule of homes for sale.
- Setting
- Amanyara sits on an 18,000-acre nature reserve and overlooks North West Point Marine National Park. Aman describes these as two separate things. The acreage belongs to the reserve, not to the marine park.
- Active ask
- One villa openly on the market at USD 13,750,000.
- Resort status
- Amanyara is temporarily closed until 20 October 2026, per Aman's own resort page.
- Brand risk
- In August 2026 the resort's owner signalled intent to terminate Aman's management agreement and rebrand the property.
Owning it
How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
Aman gives no ownership structure for Amanyara, no freehold or leasehold statement, no strata or condominium description, no restriction on non-resident purchase. Tenure on any specific villa is read from that villa's own title documents before an offer, not inferred from the brand.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
One villa sits openly on the market at USD 13,750,000. A second, five bedrooms, was on the market from October 2024 at USD 12,700,000 and withdrawn in July 2025. That house is not available stock. Larger villas at Amanyara have been marketed well above the current ask, so the live listing marks one point in the market rather than its floor or its ceiling. Via Privata makes the introduction on Amanyara resales directly.
What it costs to run
Aman gives no service charge, running cost or annual figure for the villas; villa servicing is provided by the resort, and the number is obtained on the specific villa.
Letting it when you are away
Aman runs no rental programme for Amanyara as such; a resale villa may carry an optional arrangement to place the house into resort rental, the mechanism only. The terms, split, minimum period and performance figures are to be confirmed, and Via Privata quotes none.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
