The most exciting rooms in luxury travel are often the ones that don't exist yet. What follows is our working list of the ultra-luxury hotels opening between 2026 and 2028 — the ones our clients ask about — ranked loosely by how soon you can sleep in them. We have stated each window exactly as the brand and the reliable trade press report it, and where a date has slipped (as opening dates do), we say so rather than pretend.

Two patterns run through the list. Italy is in the middle of a genuine supercycle — Venice, Milan and Rome are all gaining landmark houses within two years — and two brands, Rosewood and Aman, are expanding faster than anyone, opening on three continents between them. (Milan and Rome have even more coming than we list here: Six Senses Milan in Brera and Mandarin Oriental Rome are both due around the same window.)

The value in a list like this is timing. Inaugural-season suites are released quietly, months before a hotel opens, and the best of them — the corner keys, the terrace suites — go to the guests already on the list. Every property here is one we can book the day reservations open, with preferred-partner benefits where the brand offers them. Tell us which you're watching, and we'll put you first in the queue.

The Selection

01

Orient Express Palazzo Donà Giovannelli

Venice, ItalyApril 2026

$$$$$

Orient Express's second hotel — after La Minerva in Rome — takes over a 15th-century palazzo at the meeting of two Cannaregio canals, a 1436 noble residence linked to Filippo Calendario, the architect of the Doge's Palace. Aline Asmar d'Amman, who reworked the Hôtel de Crillon, leads the restoration of 47 rooms, suites and apartments across Neogothic and Baroque interiors. It is the quiet, resident's Venice, well away from San Marco's crush — and it is already taking bookings for April 2026.

The Orient Express legend at intimate palazzo scale — a Doge's-Palace-era house on the quiet side of Venice.

02

Waldorf Astoria London — Admiralty Arch

London, United KingdomAutumn 2026

$$$$$

The Edwardian Admiralty Arch — the ceremonial gateway between Trafalgar Square and The Mall, opposite Buckingham Palace — becomes a Waldorf Astoria of around 114 rooms, suites and residences, more than half of them suites, each named for the building's history. Clare Smyth's coastal-British Coreus and Daniel Boulud's Café Boulud lead the dining, and the ballroom hangs a restored nine-metre Murano chandelier. The brand is targeting an autumn 2026 debut, with reservations currently open from March 2027.

One of London's most storied monuments turned hotel — Clare Smyth and Daniel Boulud, opposite Buckingham Palace.

Book it for: Enquire now: reservations are open from March 2027, and the named suites are the ones to hold. Booked with Hilton's luxury-programme benefits.

03

Waldorf Astoria Tokyo Nihonbashi

Tokyo, Japan2026

$$$$$

Waldorf Astoria's Japan debut occupies the top nine floors (39 to 47) of a new Mitsui Fudosan tower in the historic Nihonbashi district — 197 rooms from 60 square metres, three restaurants, the brand's signature Peacock Alley lounge, an indoor pool and a spa, plus the first Waldorf Astoria Residences in Asia-Pacific. High above the city between Ginza and Tokyo Station, it brings the Park Avenue name to Tokyo the same year its New York original returned to life.

The Waldorf name arrives in Japan — a sky-high Nihonbashi debut, the year the New York original reopened.

Book it for: Enquire now to hold an inaugural high-floor room. Booked with Hilton's luxury-programme benefits.

04

Rosewood Milan

Milan, Italy2027 (per Rosewood)

$$$$$

Rosewood takes two 19th-century palaces — Palazzo Branca and the former Banca Commerciale building — on the edge of the Quadrilatero della Moda, steps from Via Montenapoleone. The plan is deliberately intimate for the address: around 70 rooms including some 20 suites, a courtyard-garden restaurant and bar, and an Asaya spa with an indoor pool. Milan has long lacked a hotel to match its fashion pull; this is the one aimed squarely at it. Rosewood's own timeline says 2027, though earlier trade reports floated 2026.

05

Rosewood Rome

Rome, Italy2027 (per Rosewood)

$$$$$

On Via Veneto, Rosewood is reviving three early-1900s buildings around the former headquarters of Banca Nazionale del Lavoro, designed by Marcello Piacentini — 157 rooms including 44 suites, three restaurants with a rooftop over Rome's domes, and, most dramatically, a Roman-style bathhouse set inside the bank's old vault. It aims to give La Dolce Vita's most famous street its sharpest modern anchor. Rosewood lists 2027; earlier coverage suggested April 2026.

06

Baccarat Hotel Dubai

Dubai, UAE2027 (moved from 2026)

$$$$$

The crystal-maker's second hotel, after New York, anchors a Shamal Holding development in Downtown Dubai with the Burj Khalifa filling the view — 144 rooms and suites, 49 Baccarat-branded residences and four restaurants and bars, all in the brand's chandelier-lit glamour. Announced for 2026, the opening has since been pushed to 2027. It slots into the wider Downtown renaissance while the Burj Al Arab is away for restoration.

07

Rosewood Diriyah

Riyadh, Saudi Arabia2027

$$$$$

Beside the UNESCO-listed mud-brick city of At-Turaif — the birthplace of the Saudi state — Rosewood is building a 250-key flagship within the vast Diriyah Gate development: 202 rooms and suites plus 48 one-to-three-bedroom Wadi Suites, four restaurants and bars, and an Asaya spa. It is one of the marquee hotels of Saudi Arabia's heritage-tourism push, due in 2027 alongside an Orient Express in the same district.

08

Aman Miami Beach

Miami Beach, USA2027

$$$$$

Aman's Miami Beach debut pairs the restored 1940s Versailles Hotel — 56 hotel rooms behind the preserved oceanfront facade, designed by Jean-Michel Gathy, Aman's long-time architect — with a new 18-storey Kengo Kuma residential tower alongside. It sits in the Faena District on Collins Avenue and will bring Aman's signature space and calm to the Atlantic sand. Vertical construction is underway, with opening targeted for 2027.

09

Aman Singapore

Singapore2028

Aman's Singapore debut will occupy the mid-floors of Skywaters, the city's first supertall tower at just over 300 metres on Shenton Way — the hotel on floors 24 to 26, Aman-branded residences above, with interiors by Kerry Hill Architects, the studio behind Aman Tokyo and Amanyangyun. A full-floor spa with an infinity pool, a members' Aman Club and skyline-and-sea views come with it. Completion is targeted for 2028.

We include it because it answers the question this list raises — what can I book right now? — with the newest urban Aman in Asia.

Timing

When to Book

For a brand-new hotel, the counterintuitive answer is: as early as possible. Inaugural-season inventory — especially the best suites — is released months before opening and taken quickly by guests already on the list, and opening rates are often the lowest a hotel will ever charge. Because dates slip, we book refundable terms and confirm status before you plan travel around a debut. Tell us which of these you're watching, and we will place you in the queue the day it opens.

FAQ

Questions, Answered

What are the most anticipated luxury hotel openings of 2026 and 2027?

Italy leads: Orient Express opens in a 15th-century Venice palazzo in April 2026, with Rosewood Milan and Rosewood Rome both due in 2027 (and Six Senses Milan and Mandarin Oriental Rome close behind). Elsewhere, Waldorf Astoria opens at London's Admiralty Arch and in Tokyo's Nihonbashi in 2026; Baccarat and Rosewood arrive in Dubai and Riyadh in 2027; and Aman opens in Miami Beach (2027) and Singapore (2028). Aman Nai Lert Bangkok is already open.

Can I book a hotel before it opens?

Usually yes — and it is the smart move. Most luxury hotels release inaugural-season inventory months ahead, and the best suites go first, often to guests already registered with an advisor. We hold pre-opening rates and the strongest rooms the day reservations open. Because opening dates do slip, we book refundable terms and confirm current status before you plan a trip around a debut.

Is Cheval Blanc opening in the United States?

Not at present. LVMH's planned first US Cheval Blanc, on Rodeo Drive in Beverly Hills, was rejected by local voters in a 2024 referendum and cancelled, and there is no confirmed Cheval Blanc in New York either. For a brand-new US ultra-luxury opening to watch instead, Aman Miami Beach (2027) is the one.

Which new hotels are opening in Italy?

Italy is in a luxury supercycle. In 2026, Orient Express opens Palazzo Donà Giovannelli in Venice. In 2027, Rosewood opens in both Milan (two palazzi on the edge of the fashion district) and Rome (on Via Veneto, with a spa in a former bank vault). Around the same window, Six Senses opens in Milan's Brera quarter and Mandarin Oriental in a garden compound in central Rome. It is the strongest concentration of top-tier openings anywhere in the world right now.
