Siari, a Ritz-Carlton Reserve Residence
The Ritz-Carlton Reserve is the rarest badge Marriott holds, and Siari is the ninth of them, and the homes themselves are described inconsistently, which is why we go to the developer.

The property
Siari, a Ritz-Carlton Reserve Residence stands on the Nayarit coast at La Peñita de Jaltemba, in the municipality of Compostela, roughly 50 minutes north of Puerto Vallarta airport on the stretch marketed as the Emerald Coast. The homes sit inside Nauka, a 920-acre private club estate, alongside the Reserve hotel itself. The estate has more than four miles of Pacific coastline, about 4.3, with 2.5 miles of swimmable beach. Anyone who knows this coast should note the distance from Punta de Mita, about an hour and a half by road to the south, because the drive times and the feel of the two stretches are not the same.

The Ritz-Carlton Reserve is the smallest tier Marriott operates, and Siari is the ninth Reserve in the world and the second in Mexico. Marriott's Reserve residences directory carries Siari as available, alongside Nujuma, Dorado Beach and Zadun, with Nekajui already sold out. A limited number of ocean-view residences remain, so the primary-market label covers thinner stock than it suggests.
The Ritz-Carlton runs the service side rather than lending a name to it. Residences are sold as bookable inventory on the hotel's own site, with 24-hour butler service, daily breakfast, a stocked minibar, a resort credit and a personal grocery-shopping service attached to a stay, and owners receive the service standard the brand's hotels keep. The standard Marriott disclaimer applies, the trust that sells the homes uses the marks under licence, but the wording that marks a pure name-licence arrangement, disclaiming any joint venture, partnership or similar relationship, does not appear in Siari's disclaimer.
Detail thins fast past that point. Residence counts of 34, 35, 39 and 42 are all in circulation, Marriott's own channels among them, so no figure can be treated as the real one until the developer confirms it. Entry pricing of $5 million has circulated since the launch, and the project reserves the right to change prices without notice, so the live figure is to be confirmed. Floor areas are not released for any residence type. The project names a four-bedroom residence and a five-bedroom penthouse, while the hotel markets the same stock under different category names, so neither set is an official schedule of accommodation.
Nauka Golf Club opened formally on 2 June 2026, a Tom Fazio par-72 running to 7,600 yards, with first play late in 2025. Hotel guests receive limited access to tee times from 2026, and owner access is the stronger position by design, but the owner terms are to be confirmed rather than assumed. The same applies to title: how a buyer holds a residence at Siari is set out in the purchase documents, and the trust named by the project is the seller's own administration vehicle, not an answer to that question.
- Location
- Carretera Federal 200 Tepic-Puerto Vallarta Km 88, La Peñita de Jaltemba, Compostela, Nayarit 63720, about 50 minutes north of Puerto Vallarta airport, and roughly 1.5 hours north of Punta de Mita.
- Brand tier
- Ninth Ritz-Carlton Reserve in the world and the second in Mexico, with Trojena, the Bahamas and Abu Dhabi in the pipeline as of June 2026.
- Estate
- Nauka, a 920-acre private club estate developed by LIFE Properties International.
- Coastline
- More than four miles of Pacific coastline, about 4.3, with 2.5 miles of swimmable beach.
- Golf
- Nauka Golf Club, Tom Fazio, par-72, 7,600 yards. First play late 2025, formal opening 2 June 2026. Hotel guests receive limited access to tee times from 2026; owner terms are not separately documented.
- Developer
- Thor Urbana with GFA Grupo Inmobiliario, inside LIFE Properties International's Nauka estate. Banca Multiva, S.A. appears on the project site as trustee of irrevocable business administration trust FID/3397, the legal seller, not the developer.
- Service
- The Ritz-Carlton operates the residences. Stays carry 24-hour butler service, daily gourmet breakfast, a stocked minibar, a resort credit and a personal grocery-shopping service, as the hotel site set them out in September 2026.
- Availability
- Marriott's Ritz-Carlton Reserve residences directory listed Siari as available in September 2026; the estate page described a limited number of ocean-view residences as remaining.
- Sizes
- Floor areas for each residence type are to be confirmed.
The homes
Named exactly as the developer or the seller's agent names them. Sizes appear only where they are published.
Four-bedroom residence
4 bed
The hotel markets its residence stock under separate category names, so this is not an official room category; floor area is to be confirmed.
Five-bedroom penthouse
5 bed
Named on the project site. The hotel site separately markets a five-bedroom estate among its residence categories; the two schedules have not been reconciled in public.
Owning it
How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
How a buyer takes title at Siari is set out in the purchase documents. A fideicomiso, a Mexican bank trust, is the normal route for a foreign buyer inside the coastal restricted zone, but that is general Mexican law rather than a Siari term. The trust named by the project, FID/3397 at Banca Multiva, is the seller's own irrevocable business administration trust and says nothing about buyer-side title.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
Marriott's Ritz-Carlton Reserve residences directory carries Siari as available, and a limited number of ocean-view residences remain. Unit-by-unit availability, the pricing schedule and the floor plan set are to be confirmed; the $5 million entry figure dates from the launch.
Letting it when you are away
Residences form part of the hotel's own booking inventory. The Ritz-Carlton sells stays in them, with butler service, breakfast, a stocked minibar, a resort credit and a grocery-shopping service attached, and residents have access to the wider Nauka club community. Whether an owner may place a home into that inventory, and on what commercial terms, is to be confirmed.

Three short steps. We come back with what is available and arrange the introduction.
How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
