The property
One&Only Le Saint Géran occupies a private peninsula on the east coast of Mauritius, and the Private Homes sit inside the resort grounds rather than beside them. Fifty-two villas make up the collection: 14 with two bedrooms, 13 with three, 17 with four, two five-bedroom row villas, three five-bedroom beachfront villas and three with six bedrooms. Internal areas run from about 280 sqm to about 758 sqm, on plots of 1,004 to 2,973 sqm. Only the six top-tier houses are marketed as beachfront. The four- and five-bedroom villas are described by the selling literature as row villas.

Kerzner International operates the resort and manages the Private Homes, which places this property on the right side of the line separating a hotel-run address from a name licensed to a third-party builder. Owners draw on the resort directly: a One Contact personal concierge, a 24-hour One Transport golf-cart service, the Club One fitness centre, the Beach Club and priority on resort reservations. No licence-only disclaimer appears on any page checked, and One&Only markets the villas on its own domains.
Mauritius sells these villas as full freehold to foreign buyers under the Property Development Scheme. A purchase above USD 375,000 under the PDS makes the buyer eligible to apply for residency. Marketing copy puts that more strongly in places, and the weaker form is the one that survives checking. Freehold title separates this property from much of the branded stock elsewhere in the Indian Ocean, which sells on long leases.
The two- and three-bedroom villas have gone, sold out. What remains opens at USD 4,330,000 for a four-bedroom row villa of about 540 sqm, runs to USD 6,700,000 for one of only two five-bedroom row villas of about 729 sqm, and reaches USD 13,600,000 for a six-bedroom beachfront villa of about 758 sqm on the largest plot in the property. That last figure is a single price rather than the foot of a range.
Every price here is confirmed before anyone quotes it, because the ladder moves. The four-bedroom opened at USD 4.1m at the 2021 launch and now stands at USD 4,330,000. Owners who want the villa let can place it in the rental programme One&Only runs, covering representation, marketing, management and villa maintenance, with no blackout dates on the owner's own use. The commercial terms of that programme are to be confirmed.

The homes
Named exactly as the developer or the seller's agent names them. Sizes appear only where they are published.
Two- and three-bedroom private home
2–3 bed · From approx. 280 sqm; the three-bedroom runs up to 313 sqm
Sold as one combined tier of 14 two-bedroom and 13 three-bedroom villas, on plots of 1,004–1,094 sqm. The tier is sold out, so no current price stands for it.
Four-bedroom row villa
4 bed · Approx. 540 sqm
Seventeen villas, described as row villas rather than beachfront, on plots of 1,541–2,213 sqm over two floors with four bathrooms.
Five-bedroom row villa
5 bed · Approx. 729 sqm
Only two of these exist, on plots of 2,233 and 2,238 sqm.
Six-bedroom beachfront villa
6 bed · Approx. 758 sqm
Set on a 2,973 sqm plot, the largest in the property. The tier sits under a five- and six-bedroom heading, but every specification on it belongs to the six-bedroom house.
Owning it
How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
Full freehold, available to foreign buyers, sold under the Mauritius Property Development Scheme. A PDS purchase above USD 375,000 makes the buyer eligible to apply for residency. Eligibility to apply is the defensible wording.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
Four-, five- and six-bedroom villas are the tiers still offered. The entry price for an available home is USD 4,330,000; the two- and three-bedroom villas, which opened at lower figures in 2021, have gone. How much of the remaining stock is unsold is to be confirmed, and no completed villa has yet come back to market as a resale.
Letting it when you are away
Owners may place a villa in the Private Homes rental programme run by One&Only. The resort handles representation, marketing, management and villa maintenance, and there are no blackout dates on the owner's own use. The commercial terms (split, fees and minimum nights) are to be confirmed.

How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
