The property
One&Only Kéa Island occupies a beachfront site on the west side of Kéa, the Cycladic island Greeks call Tzia, the closest of the group to Athens. Kerzner International Holdings announced the property with Dolphin Capital Partners in 2017, taking long-term management of the resort as part of the agreement. The resort has been operating since the 2024 season, which puts the Private Homes in the uncommon position of being sold beside a hotel that already works rather than one drawn on a plan.

One&Only runs the homes rather than lending a name to them. The operator's own ownership material describes a dedicated One Contact for each owner and a One Service fee covering administration and the routine maintenance of the home and the common areas. Owners who want the home let may place it into the hotel inventory at the resort, on a fifty-fifty revenue split with the operator, and entry is optional. No developer or brand-separation disclaimer appears anywhere; the arrangement reads as an operated one throughout.
Two collections were sold. The turnkey homes ran from one to three bedrooms and are sold out; the bespoke homes run from two to six bedrooms and are still offered individually by villa number. The two halves do not reconcile cleanly, since a three-bedroom villa described as sold turn-key has also been offered at price on request, which is either a stale listing or a bespoke plot delivered finished; we confirm the position with the developer.
Access is the detail most often reported wrong. The thirty-minute speedboat figure that circulates from the development era covers the Lavrio–Kéa crossing, not the journey from Athens. Athens International Airport sits about thirty minutes by road from Lavrio Port, and the resort's private boat takes roughly forty-five minutes from there to its own pier; a helicopter from the same airport reaches the resort helipad in about fifteen minutes. Travellers taking the public ferry face about an hour at sea to Kéa Port, then a twenty-five to thirty-minute drive.
Pricing is the other trap. The figures still circulating online date from the 2019 launch of a collection that has since sold out, and some selling material still forecasts a 2023 opening for a resort that opened for the 2024 season. Read every count and every price in that material as historical; pricing is on request and confirmed with the developer for each buyer.

The homes
Named exactly as the developer or the seller's agent names them. Sizes appear only where they are published.
Turnkey Private Homes
1–3 bed
Eight homes, sold out. A three-bedroom villa described as sold turn-key has also been offered at price on request, so we confirm the position with the developer.
Bespoke Private Homes
2–6 bed
Twelve homes: four two-bedroom, four three-bedroom, one four-bedroom, two five-bedroom and one six-bedroom, at price on request. The count is an undated snapshot rather than live stock, and individual homes are offered by villa number.
Owning it
How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
Freehold. The homes are marketed as the first freehold branded private homes in Greece, inside a gated and serviced community, and no usage restriction is stated on the bespoke homes.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
The turnkey collection is sold out and the bespoke homes are offered individually by villa number, including Villa 4, Villa 6 and Villa 12, so the property remains live in the primary market. Counts in circulation are undated snapshots rather than current stock, and pricing is on request; we confirm both with the developer.
What it costs to run
One&Only's ownership material sets out a One Service fee covering management services related to the Private Home, administration, routine home maintenance and common-area maintenance, alongside a dedicated One Contact for the owner. The rate is to be confirmed.
Letting it when you are away
Owners may place a home into the hotel inventory at the resort, on a fifty-fifty revenue split between owner and operator. Entry is optional. The published terms describe the bespoke homes; the sold-out turnkey collection was sold on separate terms that are no longer offered.

How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
