The property
Soneva Fushi Private Residences sit on the resort island Soneva runs in Baa Atoll, 30 minutes by seaplane from Male International airport. The houses are two-storey beach villas of two to nine bedrooms, built to order rather than released as a phase, which is why no completion year attaches to the property as a whole. Two villas, 38 and 43, completed in December 2019; the rest carry their own dates.

Soneva is developer and operator at once, the same company builds the villa, sells it and then manages it. A villa management agreement gives Soneva the exclusive right to manage the property on the owner's behalf, and the resort maintains the house: repairs, fixtures and fittings, lighting, gardening and replacement furniture. Ownership adds 24/7 Mr or Ms Friday butler service, resort transfers and full use of the island.
Tenure is a renewable leasehold held on a sublease basis for the term of Soneva Fushi's island lease: 72 years remained on the island head lease as of December 2022, an expiry of circa 2094 (older, shorter figures pre-date the head lease extension and should be ignored). The villa lease extends as and when the island head lease is extended, and the cost of future extensions passes to the buyer at a set formula: one divided by the total number of villas, multiplied by the island's lease extension price. The total number of villas is to be confirmed, because without it a buyer cannot evaluate that share.
The rental programme is optional on new builds and compulsory on existing refurbished villas. Soneva Fushi runs it. A 10% deduction from room revenue covers housekeeping, laundry, amenities and marketing, and the remaining 90% is split 50/50 between owner and resort. Separately, annual ownership expenses run at 1.5% of the purchase price, with a further 0.5% of the purchase price deducted each year and set aside. 2.0% of the purchase price a year in total. Both the compulsory programme on refurbished stock and that 2.0% annual charge are the two terms worth putting in front of a buyer early.
Sizes vary widely and the gap matters. Villas run from around 365 sqm to as much as 3,700 sqm of built-up space, on plots from 540 sqm up to 8,000 sqm, with over 70 metres of beachfront on the largest villa. Individual houses run well under either ceiling. One six-bedroom villa sits on a 2,385 sqm plot. Treat any single range as indicative and ask for the plan of the specific villa, to be confirmed.
Soneva describes Soneva Fushi as one of the first resorts in the Maldives to offer residences to foreigners, following the Maldivian law change of December 2010, and elsewhere as the first and only company to do so. That is the brand's claim; the weaker version is the safe one.

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.
How ownership works here
Renewable leasehold, held on a sublease basis for the duration of Soneva Fushi's island lease, with the villa lease extending as and when the island head lease is extended: 72 years remained on the head lease as of December 2022, an expiry of circa 2094 (older figures counting down to the mid-2040s pre-date the extension). The cost of future lease extensions passes to the buyer at a formula equal to one divided by the total number of villas, multiplied by the island's lease extension price; the total villa count is to be confirmed so the size of that share can be worked out.
Leasehold or freehold: which is better?
Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.
What is available now
Sales run villa by villa rather than as a release. At present the nine-bedroom Private Reserve is available, a three-bedroom villa is under offer and a six-bedroom villa has sold; the property is not sold out. Both new build-to-order villas and resales appear in the market at once.
What it costs to run
Annual ownership expenses of 1.5% of the purchase price, plus a further 0.5% of the purchase price deducted each year and set aside. 2.0% of the purchase price a year, taken from the owner's side. No separate service charge figure is published.
Letting it when you are away
Soneva Fushi operates a villa rental programme. Participation is optional for new builds and compulsory for existing refurbished villas. A 10% deduction from room revenue covers housekeeping, laundry, amenities and marketing, and the remaining 90% is split 50/50 between the owner and Soneva Fushi. Annual owner charges of 2.0% of the purchase price are taken separately.

How this works
Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.
Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.
Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.
In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.
Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.
None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
