Park Hyatt London Residences, River Thames

Park Hyatt entered the London residential market at Nine Elms, in a riverside tower that had already been standing for two years by the time the residences were announced.

The property

The residences occupy the upper floors of River Tower, the smaller of the two towers at One Nine Elms, 160.1 metres and 42 storeys of glass and limestone on the south bank of the Thames. Park Hyatt London River Thames takes roughly the first eighteen floors, and 103 apartments and penthouses sit above it in the same structure. Some early write-ups describe the hotel as neighbouring; the two share one address and one building.

R&F Properties built the property through its UK arm, having taken the site on from Dalian Wanda in 2018, and sold One Nine Elms in 2024 to a private company owned by Cheung Chung-kiu, chairman of CC Land. Hyatt's tie to the building runs through a management agreement on the hotel, entered into with R&F UK. Whether Hyatt manages the residential floors is to be confirmed.

Kohn Pedersen Fox designed the tower. Studio Moren acted as hotel architect and Super Potato handled the hotel interiors, while the wider One Nine Elms team also included SOM and Allies and Morrison. Christian Bense is the first design collaborator announced for the residences and designed the two show apartments on the 26th floor. One of three bedrooms, one of one. Whether Bense treats all 103 homes has not been stated.

Residents draw on the hotel for most of what the building offers: a 24/7 on-site concierge, the restaurants, and the spa and pool. The wellness floor runs to a 20-metre indoor pool, six private treatment rooms, a double-height fitness centre, saunas, a nail salon and a riverside relaxation lounge with two meditation pods. None of this amounts to a managed-residence arrangement: the published material describes hotel services extended to owners, not a brand operating the apartments.

The sales position is the unusual part. A launch to market was signalled for later in 2026, with a register-interest site live and two show apartments finished; whether the public launch has happened is to be confirmed with the sales side. Price, floor area and tenure have not been released by the developer or the sales side. Individual apartments in the tower already appear on the open lettings market through ordinary London agencies, let by their owners; asking figures that circulate for sales are not the developer's and are not repeated here.

Owning it

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.

How ownership works here

To be confirmed. Tenure has not been published by the developer, the current owner or the sales side, and we quote none until it is.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

The property reads as launching rather than selling: a register-interest site is live, two show apartments are finished on the 26th floor, and a launch to market was signalled for later in 2026. The building has been standing since 2024, so a buyer would be walking finished homes rather than buying off plan. Pricing is on request; we confirm the position with the sales side directly.

What it costs to run

To be confirmed. Neither the figure nor a schedule of what the charge covers has been released.

Letting it when you are away

To be confirmed. No rental or rental-pool programme has been described by Hyatt, the owner or the sales side. Apartments in the tower are let privately by their owners through ordinary London agencies, which is an owner arrangement rather than a hotel programme.

Who is behind it

Developer

R&F Properties through R&F One (UK) Limited, which took the One Nine Elms site on from Dalian Wanda in 2018; the property was sold in 2024 to a private company owned by Cheung Chung-kiu, chairman of CC Land

Architecture and interiors

Kohn Pedersen Fox (tower); Studio Moren, hotel architect; Super Potato, hotel interiors; Christian Bense, first announced residential design collaborator

The hotel on site

Park Hyatt London River Thames. 203 guestrooms on the lower floors of the same tower, opened 8 October 2024

Completion

The tower reached practical completion in 2024 and the hotel opened on 8 October 2024, so the residences stand finished. The late-2026 date that has circulated refers to the sales launch, not to completion.

Where it is

London, United Kingdom. The project is announced rather than built, so the pin marks the district; the exact plot is confirmed with the developer.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
