The property

Grand Hyatt Manila Residences occupies two towers on 8th Avenue in the North Bonifacio District of Bonifacio Global City, Taguig. North Bonifacio Landmark Realty & Development, Inc. (a joint venture between Federal Land, Inc. and ORIX Corporation of Japan, also styled Bonifacio Landmark Realty and Development Corporation) built the property. The cross street is given as both 35th and 36th Street, so we give the avenue and leave the cross street out.

The two towers finished years apart, and the difference matters when reading the marketing. The North Tower came first, completed in 2017 to 2018, with 248 apartments. The South Tower runs to 50 floors, holds 188 residences and 350 parking slots, and was handed over in December 2023. Material quoting 188 units as the size of the whole development is describing the South Tower alone.

Hyatt's role here is narrower than the name suggests. Hyatt International Corporation licensed the developer the right to offer and sell the residences under the Hyatt name, and no Hyatt entity is responsible for, or makes any representation about, the development, marketing, sale or operation of the residences. What the hotel does supply is continuing: housekeeping, general cleaning, concierge, floral arrangements, laundry and dry cleaning, transportation and errands, all ordered a la carte by residents, and every unit owner receives a two-year World of Hyatt Globalist membership, the highest tier in that programme. Grand Hyatt Manila itself stands next door rather than inside the property, occupying the separate 66-storey Metrobank Center immediately beside the residential towers.

Ownership is condominium title under Republic Act 4726, the Condominium Act. The land is held by the condominium corporation and the buyer takes a Condominium Certificate of Title over the unit, while foreign ownership is capped at 40 per cent of the units or of total floor area in any one project. That cap binds across the project rather than per buyer, so a foreign purchaser's ability to complete turns on how much of the building is already foreign-held. A proportion to be confirmed before an offer.

Asking prices in the building are wide and they disagree with each other. A three-bedroom corner of 133 sqm in the North Tower is asked at PHP 58,000,000, South Tower three-bedrooms of 207 sqm at PHP 95,000,000 and PHP 96,000,000, a 205 sqm corner on the South Tower's 30th floor at PHP 108,880,000, and a 300 sqm North Tower corner with maid's room and three parking slots at PHP 112,000,000, while a three-bedroom of that same 300 sqm is asked elsewhere at PHP 96,000,000 negotiable, a gap of about 17 per cent on one size. None of these is a transacted price, and resale stock in this building can be old, so we confirm each before quoting.

The shared amenities are a 25-metre lap pool and a kiddie pool, jacuzzi, sauna, outdoor shower, fitness centre, yoga and pilates studio, children's playroom, teen entertainment zone, two multi-purpose rooms, a glass function room, a pantry, and a juice bar and residents' lounge. A buyer suited to this building wants a large finished Manila apartment under a name the whole household recognises, with hotel services orderable next door and a resale pool deep enough to take time over, around 270 residences for sale and 97 for rent at any time. Three things are to be confirmed: the association dues, the real unit count across both towers, and how much developer stock is left.

The homes

Named exactly as the developer or the seller's agent names them. Sizes appear only where they are published.

2 Bedrooms, South Tower

2 bed · 120.5-143 sqm

A category on the developer's own South Tower schedule. No dated asking price for the type was found on any portal we read.

3 Bedrooms, South Tower

3 bed · 205-240.5 sqm

Two further South Tower three-bedrooms of 207 sqm were asking PHP 95,000,000 and PHP 96,000,000 on the same date, the second fully furnished on the 36th floor with one parking slot.

3 Bedrooms with Den, South Tower

3 bed · 291-394 sqm

A category on the developer's South Tower schedule. Nothing of this size was priced on any portal we read, so no asking price can be dated to the type.

3 Bedrooms, North Tower

3 bed · 133-300 sqm

North Tower stock is described by resale category rather than by a developer schedule. The largest priced example is a 300 sqm corner with maid's room and three parking slots at PHP 112,000,000.

Owning it

How title works here, what is on the market, what it costs to run and what happens when you are away. Open the one that is your question.

How ownership works here

Ownership is condominium title under Republic Act 4726, the Condominium Act. The land is held by the condominium corporation and the buyer takes a Condominium Certificate of Title over the unit. Foreign ownership is capped at 40 per cent of the units or of total floor area in any one project, measured across the project rather than per buyer, so a foreign purchaser's ability to complete turns on how much of the building is already foreign-held. That proportion is to be confirmed by the condominium corporation before an offer.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Around 270 residences are for sale and 97 for rent across the two towers, one of the deeper resale pools in this section. Federal Land still markets the property directly as ready for occupancy, so developer and resale stock compete for the same buyer. Asking prices are not consistent with one another: two three-bedroom corners of 300 sqm are asked at PHP 112,000,000 and at PHP 96,000,000 negotiable, about 17 per cent apart on the same size. Aggregate price bands for the building that begin far below anything a residence here could sell for are not price ranges and should never be quoted as one. Resale stock here can be old, so we confirm each home before quoting.

What it costs to run

The association dues for either tower are to be confirmed; the hotel services available to residents are ordered a la carte, and their price list is to be confirmed.

Letting it when you are away

There is no owner letting programme from the developer or from Hyatt. Residences are let privately through independent agents, around 97 for rent at any time, and what the condominium corporation's house rules permit on short letting is to be confirmed.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
