The Chedi Penthouses at Andermatt Swiss Alps

Switzerland tells most foreign buyers no. Andermatt Reuss is the standing exception, and the penthouses above The Chedi sit at the top of it.

The property

The Chedi Andermatt opened in December 2013 as the anchor of Andermatt Reuss, the resort village Andermatt Swiss Alps AG built in canton Uri on foundations laid by Samih Sawiris and Orascom Development. Jean-Michel Gathy of Denniston International drew the hotel, and the penthouses occupy its upper floors and the Residence buildings beside it. GHM General Hotel Management Ltd of Singapore runs the property under its own Chedi brand.

Thirteen penthouses were released within a wider offer of 119 residences for sale, alongside 50 hotel rooms. Sizes run from approximately 189 to 616 sqm across three- and four-bedroom layouts, and the price list puts them between CHF 7,160,000 and CHF 19,714,000. Individual units have carried gem names in marketing. Rose Crystal, Mountain Crystal, Black Tourmaline among them.

Penthouses are delivered shell and core, shell construction with the buyer determining the interior architecture, and arrive unfurnished, against the 95–240 sqm one- and two-bedroom residences in the same property, which are handed over fully furnished. A fit-out budget therefore sits on top of the entry price, and that budget is the buyer's to set.

Andermatt Reuss is the only Alpine development in Switzerland exempt from Lex Koller, the federal law that restricts foreign purchase of Swiss residential property. The Federal Council first granted the exemption in 2006, to run to the end of 2030; the developer cites the resolution of 21 December 2007 for apartments and homes in Andermatt Reuss being free of the special-authorisation requirement; and on 24 February 2021 the exemption was extended to the end of 2040. The exemption attaches to the tourism project as a whole, not to The Chedi specifically, a distinction worth holding onto, because marketing copy routinely blurs it.

Owners may place a penthouse into the hotel's rental programme, and participation is not mandatory. The hotel manages reservations and guest services and sets the nightly rate by season and by competition. The commercial terms of that arrangement are to be confirmed; the percentages that circulate are not ones we repeat.

Two penthouses are on the availability list at present, and the price band rests on one price list, so anyone buying here should treat the range as a starting point and ask for a dated price in writing, which we do.

How ownership works here

Andermatt Reuss is the only Alpine development in Switzerland exempt from Lex Koller, the federal law restricting foreign purchase of Swiss residential property. The Federal Council first granted the exemption in 2006, running to the end of 2030; the developer cites the resolution of 21 December 2007 for apartments and homes in Andermatt Reuss being free of the special-authorisation requirement; and on 24 February 2021 the Council extended the exemption to the end of 2040. The exemption belongs to the Andermatt Reuss tourism project as a whole rather than to The Chedi Andermatt, a distinction marketing copy often loses. Tenure terms attaching to the penthouses themselves are set out in the purchase documents.

Leasehold or freehold: which is better?

Each has its advantages, and we would not steer a buyer to one over the other in the abstract. Freehold is title in perpetuity: the home is yours outright, it passes to your heirs without a clock on it, and it is the simpler asset to finance and to sell to the widest pool of buyers. Leasehold is normally structured to 90 years, as a 30-year registered term with two further 30-year terms written into the contract in Thailand, or as a 99-year term in markets such as Singapore, and it is the route to a villa on its own land where the law keeps freehold land in local hands. On resale a lease is assigned rather than a title transferred, which in Thailand means a fraction of the transfer fees and taxes a freehold sale attracts, and a well-run branded estate keeps its resale value on the strength of the operator and the address rather than the tenure. What matters is the specific home: the years left on the term, how the renewals are secured, and what the purchase pack says about assignment. We put those three questions to the developer or the seller's side before any offer, and we tell you what comes back.

What is available now

Two units are on the availability list at present (Residence 301 at 316 sqm and three bedrooms, flagged as a penthouse, and Residence 103 at 209 sqm and two bedrooms) both still described as new. A four-bedroom penthouse is asked at CHF 12,740,000. How the thirteen split between the hotel and the Residence buildings, and how many remain, is to be confirmed.

Letting it when you are away

An optional rental programme run by the hotel. Participation is not mandatory, the hotel manages reservations and guest services for participating owners, and the hotel sets the nightly rate by season and by competitive position. Commercial terms, the owner's share and any management deduction, are on application from the operator.

The hotel on site

The Chedi Andermatt, 50 rooms, operated by GHM General Hotel Management Ltd of Singapore since the December 2013 opening. The Chedi is GHM's own brand, and the hotel supplies owners with reservations and guest services rather than a name alone.

Completion

The Chedi Andermatt opened in December 2013. The adjacent Residence buildings that hold part of the penthouse collection were delivered later, and unsold stock is still flagged as new. December 2013 is the hotel's opening, not the completion date of the whole penthouse offer.

How this works

Via Privata is a travel advisory. We do not sell property and we are not the developer, the seller, or a licensed real-estate broker in any of the markets on these pages. What we do is introduce a buyer to the developer or to the agent selling a home, and stay alongside for the parts we are useful for. The sale is concluded directly between you and them.

Where an introduction leads to a purchase we may be paid a fee by the developer or its appointed agent, and we do not act for both sides of the same transaction.

Every price on these pages was verified by us against a live published asking price on the date shown. Asking prices and availability in this market move constantly, so treat every figure as indicative and as of its stated date, and expect it to be re-confirmed before anything is agreed. Where a figure is not published anywhere, we say so rather than estimate it. Ask us and we will tell you what is available today and arrange the introduction.

In the United Arab Emirates, introductions run through a licensed local brokerage. Dubai requires a Trakheesi permit, issued per advertisement to the brokerage holding the listing, so a UAE property carries an asking price here only where that brokerage's permit number is shown on its page. Where no permit covers a page, the page reports the property and quotes nothing.

Where a residence has a rental programme we describe how it works and nothing more. We publish no yield, no projected return and no occupancy figure, for any property, anywhere.

None of this is investment, tax, immigration or legal advice. Buying across a border has consequences that depend entirely on your own position; take independent local counsel and your own valuation before you commit to anything.
